                        Mindy, If you see suspicious activity, please contact the City of Mesa Police department. You may also notify our on-site team if you have detailed information so that we can address it to a specific resident. We also have courtesy patrol available to our residents after hours, you can contact them if you have an issue with a noise disturbance by calling the office and entering prompt four. I know that you and I have exchanged several emails about the notice you received from us. Our pet policy is clearly written out on all of our advertising sources as well as it is documented in the office and is the same for all residents. The notice you received gives you the option to add the pet to the lease and comply with a pet interview, provide vaccine records and to pay fees/deposits or not add the pet to the lease/remove it from our community. Unfortunately, this would leave you with the balance of a fine for having an unauthorized pet. You mentioned that in May, you paid part of the pet deposit. You and I emailed on June 5, 2018, and I let you know that in May when you paid rent that the payment you submitted all the memo sections stated "rent." This left you with a rent credit that you then used in June. We have no way to know that you intended for this to be for a pet deposit and we are sorry for the confusion this has caused. A 10- day notice is to notify you that you have breached your lease for a specific reason, and we have notified you of that breach. As a resident, you then have ten days to bring the breach of lease compliant. If you would like to discuss this further please feel free to reach out to us in the office at 480.969.4773. Thank you.                           Dear Resident, I wanted to reach out to you regarding your review. I would agree with you that our floorplan size is fantastic! I don't think you will find a two bedroom in this area of the same or similar size. All of our appliances in each apartment home will vary, however, all are working efficiently. If you ever experience an issue with something not working and submit a service request we will send our maintenance team out to repair/replace anything that needs attention. I would agree with you that the rental prices all over the valley have been significantly increasing over the past year. Our prices are completive with the market around us. Your review mentions the complaint of you not liking Section 8 housing around you. We have the same qualifying criteria for every prospective resident that applies here. Each prospective resident has to meet the same criteria you met when you applied to move in. You mention about putting families, not near single people, there are Fair Housing laws that prohibit us to do so. We do take complaints seriously when issues are brought to our attention. At times, we honestly may not be able to address a situation if we do not have detailed information to go on. For example, if someone has not picked up after a pet we can and have fined residents, however, we need to know where they live to be able to address that with them. We are not always on property and always ask our residents to help be the eyes and ear of the community. If you believe there was a drug issue with an apartment did you contact the Mesa Police Department to report first-hand what you have witnessed?                             Dear Anonymous, I wanted to reach out to you in regards to your review. I wanted to discuss a few of the items that you have mentioned here. I see that you feel like we don't take care of the good residents and I would like to speak with you more to find out what that means. We are always here to provide quality customer service when we are made aware of items of concern. You mention the grounds are ok now but, you've had an issue with them in the past. We can agree with you there, when we realized that the contracted vendor was not providing quality service to us for the landscape we made a switch as soon as it was feasible. We are sorry we all had to endure bushes that needed to be trimmed soon than later! I can agree with you that the dog waste can be an issue. Being that we are pet friendly, we can only hope that all pet owners use the waste stations we provide to clean up after their dog. If you happen to see someone who isn't, you can always report that information to us, so that way we can discuss it with them personally. I can agree with you that prices for rentals have and are continuing to increase with rentals all over the valley and we try to keep the rents current with the market rents around us. At times, we just may have to increase the rents at the time of renewal due to many unforeseen rises in operating expenses. You also mentioned that parking is an issue. We do have a lot of uncovered parking spaces in addition to the one assigned space that you have included in your lease agreement.                                 Hi Grant, I am sorry to hear that you have decided to move elsewhere. I know that you and I spoke yesterday and reviewed that you signed a cost sheet that we sent to you on December 4, 2017. You signed and returned that cost sheet to us on December 6, 2017. That move in cost sheet indicates that you have 24 hours from the time of signing the sheet to cancel and have the reservation fee returned to you. We received a call from you on December 11, 2017, to cancel, in which the time frame of the 24 hours had already expired. Therefore, the fee is forfeited. Our community was built back in 1985, so I know that we have been around for a little while now, however, our maintenance team strives at responding to work orders within 24 to 48 hours of receiving them.                                       Dear Claire, Thank you for your four years of residency here at The Moorings. We are sorry that you had some unpleasant plumbing issues during your residency. While we have no way to guarantee your home to be free of maintenance repairs, our maintenance staff works diligently on all emergency calls received. I know it can be frustrating and inconvenient having something like this occur in your home, but I can assure you that we work as quickly and efficiently to have repairs completed in a timely fashion. Our records indicate only one occurrence where you contacted us on or near February 6, 2017 with a concern for mold. After which, we had our maintenance team do a thorough visual inspection of all areas within the apartment that are a water source, which is where a mold issue would arise. At that time we found no indications of mold or any further plumbing issues with water leaking.
