Nice place - be careful

The apartments themselves are quite nice. I live in a rather spacious two bedroom. The work-out room is spacious too (considering there is only enough equipment for four people, and no free weights). <br><br>I was hit with a $30,000 net-worth requirement before MINTO would approve my application. Not sure if this rule applies to everyone...<br><br>Management tries their best, but does not hesitate to put off would-be apartment dwellers or established patrons when things get busy.<br><br>Maintenance is very good. I had one of those off-hour emergency situations and it was addressed within 4 hours.<br><br>Construction is steal-beam (not poured concrete). Low frequency vibrations pass right through. When my down-stairs neighbor opens his sliding glass patio door, mine rattles. On the other hand, I do not hear any conversations from outside my own apartment.<br><br>Great one-time move-in specials that are *not renewable*. Also a severe penalty for breaking the lease (deposit forfeiture and two months lease; in my contract - that's over $2,000). Now I know why:<br><br>It seems the City of Delray Beach has a police incident every 120 seconds. There are no privacy gates on Spring Harbor's entry to S CONGRESS AVE. Which means anyone looking to steal anything can drive right in. And then something I had not seen before happened, multiple police cars stationed in the complex for a few days and now there is a 24x7 security guard taking down license plates (when awake or not reading the paper). Kudos to MINTO for spending the dollars on the security guard but it doesn't exactly fill me with confidence that this is a safe neighborhood.<br><br>And then there are the trains: heavy freight between 12:00 A.M. and 6:00 A.M., and tri-rail between 6:00 A.M. and 12:00 A.M. I wasn't ready for this - no sleep makes for problems at work.<br><br>Trucks of all kinds and motorcycles are forbidden. Vans are allowed as long as there are four windows - one on each side not including the driver and passender side windows. This is explained on paragraph 9 of the lease agreement. <br><br>No pets - unless it is a bird or a fish. And if the bird is considered a nuisance, it must be kept indoors at all times.<br><br>Despite the extremely ---- retentive leasing agreement, I recommend you get to know the neighborhood before you live here. If you don't mind the noise pollution, and the air pollution (I-95 is literally right around the corner), and the right-next-to-I-95 neighborhoods of Delray, and spending over a grand every month to enjoy it, then this place is for you.
