I lived here for three years and watched these apartments decline terribly. Below is a quick summary of the problems.

Noise: The apartments have thin walls, so thin you can hear the neighbors having conversations, watching TV, listening to music, etc. There are noise laws after 1030, but none of the tenants respect these and when the "courtesy officer" is sent out to deal with noise problems, most tenants ignore him or use it as an excuse to be louder. Noise was a concern every day and every night, well into 2-3 AM. The management seemed uncaring or unable to deal with it despite multiple complaints.

After hours call center/problems: This is outsourced to god knows where, and any problems I had after hours (noise, broken AC, broken toilet) etc. must have been thrown in the trash since the following day the management/service techs had no idea I had filed a complaint. They are also VERY rude and place you on hold/hang up frequently or are just unreachable.

Parking: There is plenty of parking, but the parking laws are unenforced and often tenants will leave junked cars in front of an apartment, blocking spaces and forcing other residents to park further away. At one point there were two junked cars and an abandoned trailer sitting in front of my apartment for 5 months, and nothing was done about it. I had to carry my groceries an extra 50 yards or get soaked in the rain because there was an abandoned car parked in front of my apartment.

Pets: If your neighbor has a dog, you will hear every sound it makes 24/7, especially if it is a big dog or several big dogs. You will also step in its waste since no one ever picks up after their pets.

Maintenance: The maintenance techs are excellent, but there are very few for 31 buildings, two clubhouses, two pools, etc. The apartments are also poorly built, so things break often. My AC broke several times over the course of 6 months, at times my apartment was without AC for over 24 hours in 100 degree weather, since the management didn't think it was urgent enough to send someone to fix it or replace my AC coil.

Grounds: I observed several people selling drugs in the parking lots and there were a handful of vehicle break-ins. Also there is dog waste everywhere, so stay on the sidewalks. My fiancee was followed by a car when she went jogging one evening. There is apparently a security officer, but we never saw one.

Management: There was an alarming turnover of managers, so the person in the office either had no idea what was going on or didn't care. Any problem from noise or maintenance issues just went ignored. Problem tenants with multiple complaints against them were never evicted.

Location: Most units are very close to the highway, and I-75 is always busy.

Summary: The Reserve likes to bill itself as a place where a lot of young professionals live, but no one with a real job could ever live in a place where you expect not to get a good sleep just about every night.

I agree with everything you said. I lived there for 3 years in 2 different apartments, and the ONLY 2 good things about that complex is the beauty of the grounds and the large floorplans with a lot of storage. Otherwise...it's complete crap.
