When we first moved here it was pleasant for about a year, seemed that they won best community award and once they earned those bragging rights everything started to go down hill. Office currently has no hours, no open door policy, actually covered windows so you can not see in. You have to call or email whenever you need them and they DO NOT respond promptly. They do not accept packages anymore and this is usually an apartment convenience. I laughed when I saw their lock-out policy which states that during office hours they will provide lock-out service. Non-office hours you need to call a locksmith - as stated earlier they have NO office hours so what does this policy mean? I really don't think being open at least 1 day a week for current paying tenants is an obscene request but no such consideration given. The only open door policy they have is entering your apartment. At least once a month you will find a note on your door saying they may or may not enter your apartment in the next few days. Most recently this window was a month. For an entire month notes were being left saying they will be entering your apartment. Price originally seemed decent but EVERYTHING is a-la-cart. By the time you finish paying for parking (approx $27), washer/dryer(approx $25, maybe $50, can't remember), cable (approx $88, you can only get cable through them), it is the same cost as a non income restricted community without all the jumping through hoops you have to deal with here. We used to pay for the water you used. Now they "include" in rent. When they did this rent went up $50. Prior to this benefit we probably paid a max of $30 for water, another nickel and dime area. We don't have pets but ridiculously expensive - $500, pretty sure non-refundable, initial fee plus $50 additional every month. They certainly don't use this money to pick up the pet feces becasue it is everywhere, we are always seeing it in the middle of the sidewalks and even on occasion in the apartment walkways. Two fitness areas and both you need a key to enter, one was hit by lighting 2 years ago and still does not work. We have never been able to get in here. Pool - used to be clean but horrible lately, no control over who goes in or out. It has been out of control on many occasion and with out a doubt the people causing the chaos did not live here. These visitors typically trash the pool and the next day when we go to use it, pool closed. Parking - Just silly. One parking spot no matter what size apartment you have. They recently put up these tacky barriers in all unreserved areas. I have never seen anything like it. They look awful! Noise - As others have stated terrible both in and out. You will hear your neighbors above you no matter what. They have these loud fans in the bathroom that you can not turn off. No quiet time in the bathroom no matter what you are doing in there. Sounds like a hair dryer is always going. They test the smoke detectors, quarterly I think, when they do this you will hear alarms going off non-stop for at least two days. Very, very hard on the nerves. Entry ways and stairs are just dirty. Honestly, I have been embarrassed to have people come over they look so bad. I have compared to sidewalk at Walmart and ours typically looks worse and has more gum stuck to it. Kitchen - If you like to cook you WILL NOT like this kitchen! No counter space and cheap, cheap, cheap appliances. One of the neighbors commented that the sink is like a trailer sink and this is so true. Very shallow and low faucet. Once I had maintenance come look at dishwasher because it did not clean well thinking it was broke. They told me that is just how the dishwasher is. I am one to rinse my dishes before putting them in dishwasher and they still looked awful. If you like to put your dishes in without rinsing - forget about it, your dishes will NEVER be clean. No flexibility with lease. No month-to-month. You move out the day your lease ends or forget about it. 60 days notice is required and MUST coincide with the last day of lease or a nice penalty is charged. There is no understanding or empathy on their part if flexibility is needed. Lease is ridiculous and gives the residents absolutely no rights. It is 40 pages long. I showed to a lawyer and they told me they have never seen an apartment lease that long. Once upon a time the office staff was pleasant. This is not the case anymore and with this 40 page lease comes ownership of our souls and they know this and treat the residents reflective of this. As stated we are required to give 60 day notice but they can raise your rent at any time during your lease and have done so and typically this is only a 10 day notice on their part. All and all the layout of the apartment is nice and spacious, closet space is decent, bathrooms would not be bad if not for THAT FAN, Kitchen not so good. Cons definitely outweigh the pros these days. They require total and absolute flexibility from the tenant and offer none on their end. They have been on a drastic decline since we have been here. They had a good thing here and absolutely ruined it over time.
