I had to make an account just to post this review. I moved into University Gardens mainly because of price. The place is dirt cheap. I realized that I should not expect much especially considering the price but I was not ready for what I experienced. The place is an absolute dump. The walkways are made of wood that are literally failing apart and the interiors aren't any better. I had a 1 Bed 1 Bath with a 'living room' that was actually a bedroom, and boy was I in for a surprise. When I took a tour of the place, they took me into their absolute best unit, and when I moved in, they took me into something completely different. Here is a list of things that I hate about University Garden Apartments. -The management is absolute terrible. The management changed from 2013 to 2014 but it certainly hasn't gotten any better. They have no interest in helping you out and are completely unfriendly after you actually sign with them. Once you sign a lease they couldn't care less about you. Furthermore, they post late rent notices at random times. Once I even got a late rent noticed on the DAY OF the stated eviction filing. Turns out they made a mistake with my rent calculation and I was at fault 0%. They didn't even call to tell me that there was a problem, they just slapped late notices on half the units in our complex without thinking, "Wait a minute, that's a lot of late rents, something must be off." -The buildings themselves are trash. The place is really old, and understandably that means some compromises here and there. I am fine with having a wall mounted AC unit ONLY IN MY ROOM, and I'm fine with the old creaking floors and the fuse-box from the 1950s. What I am not okay with is POOR UPKEEP. \ The parking lot is falling to pieces with potholes and barely visible lines. There is only ONE LOCATION for the garbage dumpster for an apartment community that has over 5 different sub-communities. The doors aren't really doors but rather large planks of wood with gaps on 3 sides. The kitchen and bathroom faucets are OLD and therefore leak constantly. They will not replace the faucet, they feel a $5 part from home depot would be sufficient to solving a problem with the entire plumbing. The energy efficient is awful. The windows are thin single-panes which are horrible in the summer and winter. My power bill is twice as high as my previous apartment which had twice the number of people living in it. -If safety is important, don't come here. Just search "University Garden Apartments" in the online-athens news archives. You'll see cases of assault, burglary, and forced entry. The location is close to UGA, but that's not a good thing. -My Advise? If you a UGA Student, please run away. You will not regret paying more somewhere else. The cost is not worth the inconvenience. If you are a young women, don't even think about living here. The place is seriously dangerous at times. My neighbors are home all day and are always staring suspiciously. For the first few months, I genuinely feared that someone was going to try breaking in. What makes it worse is that the management will let ANYONE rent here. You could be the most popular drug-dealer in Athens and they'll gladly give them a place. I see evictions, and police on a weekly basis. AND CONTRARY TO WHAT THEY TELL YOU, there are very little college students here. the ratio is 1/50. The rest are either poor families or fast food workers. I'll be glad moving to an apartment that costs $100 a month more when my lease is up.
