I will also post this review on yelp.com, and you will see that I have been writing reviews of places for a long time, and I am a legit and fair critique. Heck, you can even see what I look like, and I am sure management will recognize me. ALL my reviews are based on my personal experience, and I will not go with the whole "he said, she said," most especially with THIS review. Quick info: I moved out from here and into a house, but due to me and my hubby's new job, we have to move to North Atlanta only after a few months (the traffic, duh.) I was searching for a new apartment in Buckhead/Vinings area, and I thought to check on good ol' Arbor Terrace. As God is my witness, I laughed till I cried after reading all the recent reviews. Why? because this is the truth everyone!! These former residents' experiences happened to me too (most of them,) and I am so happy to see that the truth about this apartment is being told. Also, that ONE good review? I agree- that was suspicious. Anyway - let's get back to business. Based on my personal experience of this place, I WILL NOT RECOMMEND THIS EVEN TO THE RE-INCARNATION OF 'the one who caused ww2' because of: 1: POOR MANAGEMENT For the full extent of how awful they are, please click here: http://thesaurus.com/browse/nasty - there! I present to you, the many ways you can say NASTY. I think it is funny how in good reviews, apartment management names are not 'bleeped' out, but when it comes to complaints, this website removes them. Why is that? Oh well, I will post the FIRST NAME ONLY of "the awful one." When we first moved in, management was nice and courteous. Never had a problem. I paid rent on time and maybe once I was late. They don't have online payment ugh, which means I have to write a check (or was it money order?) in order to pay rent, and in this highly technology-dependent current spoiled generation of mine, a damn check is an inconvenience. But all in all, this place was managed nicely at first until the (as the other brilliant review said) "evil witch and her minions of monkey" came in. Y'ALL KNOW WHO YOU ARE! SHAME ON YOU, AND I NOW LAUGH AT YOU. HAHAHA. so you say, ok shut up, how are they awful? - hmmmmm, ... During our move in, I was really cool with the main supervisor. Our household even got her a box of chocolates as a Thank You on her birthday. Then, the upstairs neighbor was really, and I mean really hard to tolerate. The floors above our kitchen were so weak that I seriously thought that I would be on the show "1,000 ways to die" and the cause of my death will be : elephants dropping from kitchen ceiling. I say elephants because the noise and the stomping from upstairs sounded like half of the African jungle: the elephants, the zebras, the rhinoceros, they were all having a bachelorette party upstairs. But seriously, it was awful. They threw their cigarette butts over to our balcony and burned our grill cover (which was allowed when we first moved in, but new management won't let us- annoying, but understandable.) Then they threw their food over their balcony. Once, as I was drinking wine out our balcony with a friend, a damn chicken wing bones came flying from upstairs and into the bushes next to us. In retrospect that shizzle is now hilarious, but it was quite mortifying and infuriating at the moment. To top it off, they had a toddler who "screamed and shout and let it all out -repeat a la Will.i.Am-" all night long. THEN! I was harassed by my next door neighbor who constantly had random guys coming over and blasted rap music by the parking lot as if they owned that "joint." (Although that woman did move out after she verbally attacked me and reported her to the office) SO!!! after all my trials and tribulations, the THEN management agreed to allow me to move to a different complex 3 months prior my contract expired while they were trying to figure out a solution for all these. In exchange, I agreed at that point to EXTEND my 2 bedroom/2 bathroom/ rented washer and dryer and a garage lease for another year. (See? I did like it here at one point even after all my bad experience with the neighbors, because in fairness, the management can not control their tenants.) I asked the THEN management to give me a week or two so that I can get things going, and she felt sorry for our bad experience, and she agreed to let us transfer with no fees if I agree to extend, which at the time, I was so happy with this place, I was more than willing to give them some more of my Benjamins (see? that is how you create "great customer rapport" hint*hint* to current management.) Within this time period, management changed and this is when all the evil were released from the anus of hell and spewed into the front office of this place. I called back to speak with THEN management and was greeted by a new voice via phone. I started with "well I'm calling about my transfer to a new complex ..." and that's far as I have gotten since I was cut off by this girl, and she told me the fees for this and the breach of contract here and all that mess. I was P-I-S-S-E-D. First of all, she didn't even let me finish. Second, who the hell is this itch on my throat? and 3rd, 4th, 5th, and all the way to a millionth- the way it was handled. How hard was it to go: "oh I apologize but management has changed and your previous agreement may be voided if it was not an actual written agreement. however, let me see what I can do for you." Well, she did not do that. Like I said, she didn't even bother to know why the previous management agreed to let me move, and when I asked for her supervisor, her reply was : oh she aint gonna let you just move without paying any fees. - with that, she was telling the truth and I give that girl a high five (to the face.) EVIL WITCH-MS.WANNA-BE-TOP-DOG: she is the monster behind all of these latest awful reviews. when they bleeped out the name, it is her, and Im not gonna waste my time here mentioning her name. Just look for me on Yelp. I will not waste much of my ancient-gods-given-abilities of articulate written critique on her. But listen to me child, and listen to me well: she looks down on people. she really does. she THINKS she is better than everyone, and that her awful "management skills" is excused by this: THE CONTRACT. Seriously, you guys, I think SHE LIVES FOR THIS THING. every single complaint blows her ego up more as if it is to further affirm her of her puny position as 'manager,' 'supervisor,' or whatever title she holds here that she had convinced herself is world-changing important. I mean, this woman is a jack ... uhm, you know the rest. she was not willing to compromise nor hear any sound reasoning. i screamed at this woman more than i have ever screamed at a total stranger- and for that, i truly apologize, cuz my jesus raised me better than that. but, on our first talk- she did not uphold the agreement from the previous management - that's just bad customer service. the previous management was not fired or anything - just re-assigned to a new complex, so i asked her if she would give the previous management a call so that she can re-affirm my previous agreement- she blatantly said no without missing a beat (and queenie yells and yells and yells *oh the shame.) Needless to say, I didn't extend my contract. since then, it is like as if, she had made a personal vendetta to try to make my stay there hell - she was annoying, but amusing, and now that i see all these reviews, i am flabbergasted and encouraged to share my experience too - after our 'fight' little things started happening here and there, fees started appearing, "maintenance checks" suddenly was being done, and upon move out, she slapped us with cleaning fees, carpet fees, and all kinds of fees. My mother lived with me, and SHE is the immaculate conception of cleanliness and how we managed over $400 worth of cleaning fees is beyond me. They forwarded it to the debit collectors which we disputed. The $150 deposit fee was never returned, but the additional fees which they tried to bully us into paying via debit collector is now nothing but a childish attempt. And oh, this 'supervisor' was such a coward - she did not deal with my complaints about these fees not once during all of these, and she sent her poor co worker to deal with the anger - to which, she was nice, until she got pushy - then again, her hands were tied- Im talking about the lady with the long white/gray hair - you know who you are girlfriend. she was the one who checked us out the apartment and told us EVERYTHING was ok except for maybe $60 for the oven. Then, when we were charged all the other fees, she said it was not her fault that she was not able to check everything off - uhm, so why did we go through the walk through again? I imagine, if there were $400 worth of fees, that has to be something remarkable enough to be jotted down. don't you logical people think so? Deceitful, bullying tactics to charge people? I guess that's my SECOND reason not to live here... 3. BUGS. In fairness, we lived on the first floor and killing 8 fully grown roaches A DAY was probably normal. errr... right? 4. MOLD. Their solution? YOU SIGNED THE CONTRACT THAT YOU WILL TAKE CARE OF IT. Mold was growing on all windows. BLACK mold at that. 5. THIN WALLS AND CEILING The ceiling, as aforementioned, were all for show. Neighbors are part of your 'thoughts' since you can hear them. However, in all fairness, the walls were not that bad. I can tolerate it. Fearing for my life ending via being crushed by the upstairs neighbors? that, I was not able to tolerate. 6. ENVIRONMENT if you still could not resist the charming ambiance and lovely mermans, uhm i mean, enchanting mermaids of the front office, and you still moved in here, try to get the buildings towards the back. for the most part, there are a lot of kids/teenagers anywhere from 8 maybe 16-ish years old that bikes, dribble basketballs, run around, hang out, etc and for some reason, they don't hang out back there. i say this because there were many times i had to poke one eye out through the blinds and spy on them because they were hanging about my car and didn't want any drama there with all that ball and bikes and bruhaha. all in all, the first half was great, and when Ms. Goliath-with-all-that-negative-attitude took over, it has been awful. The garbage dump was always full. Careful when you open that thing since roaches will sometimes crawl on you - eeeeeeee!!!!!! WHY MOVE IN HERE? DUDE! It is so close to the interstate!! OH.MY.GOD. Getting into the interstate quite quickly was so awesome. Plus the gas station and grocery store were both 24 hours and that rocked my socks. Plus, they built a liquor store soon after we moved in - SCORE!! (I gave that store a five star on my Yelp review as well if you want to check it out.) The mall is not too far, restaurants and little shops here and there are easy access, there is a small park not too far from here, close to the Douglasville downtown, hway 5, and all in all, the apartment itself is not ugly. I mean, at first glance, this place is actually pretty nice. so there. this thing is so long i had dark hair when I first started writing, and I now have nothing - no hair. i hope you all find this helpful. This is based on my true experience and my own opinion. Like I said, the place itself is not bad, and the previous management when we moved in back at the end of 2011 was really nice. I loved those kids! But the new management that took over at the later half of 2012 is truly awful. I hope that you all are grown enough to make decisions for yourself, and keep in mind, these are MY experiences. Anything else, maybe you should find out for yourself.
