I was a resident at Stonehaven for 3 years and have detailed commentary to provide of both negative, positive, and constructive input. Will categorize for consumption: Location, Grounds & Physical Plant- Location - The location is convenient. Located in a grocery store Mecca with Wegman's, Trader Joe's, Nazar market etc. walking distance (yes, I said walking) to Snowden Plaza which includes the movie theaters, Home Depot, Home Goods, PetSmart and other choice retailers. We are smack dab between Bmore and DC, which works for a host of reasons, personally and professionally. Location vis- -vis relativity to places you really want to be: A Grounds & Upgrades - the enclosure is decent in its orientation set back from a pretty major street yet has loud traffic noises if you are not an inner courtyard-oriented apartment. The tree canopy helps with some noise masking and gives a reasonable amount of privacy on the side facing Snowden River Parkway. The courtyard is a nice feature, though commitments to renovations were never, ever met on time! It's sad to live somewhere where people break into the gym and pee in the water cooler. Management didn't do anything to make the place any safer though the owners, wanting to increase rents, did do a face lift using el cheapo amenities. The subdivision needs more landscaping, why not plant local perennials and make the place look greener and healthier? There are several missed opportunities with landscaping! Are the owners even aware that Howard County is on the list for best places to live in the USA, and Howard County won healthiest county in our state? Why are there no bike racks for residents? C'mon: Know your Market! This for me is a mixed to negative review, as there is MUCH more that could be done for greenscaping and not at a high cost for the company. Further,they need to plug/close the vent holes - I am sick and tired of dead birds and I can't believe they can't be more pro-active with managing this. Bring in a crane, a truck with a long arm, etc. and get er done. I didn't use the tennis courts yet but the playground is nice for the kids and we have trail access, which was nice. These are common perks for Columbia living but it is worth giving them points for not making it an asphalt platform and killing all the greenery. Finally, the upgrades, which will appeal to not-very-choosey consumers, are not quite worth the money. Our rent equals a 30 year mortgage on a $500k property - they DEFO didn't do the math there. Also the gym was closed for months, the renovators started at 7 a.m. and these did subtract from the quality of life. I don't like paying fees in exchange for nothing, so they need to rebate the amenity fee on a pro rata basis. I can bring the calculator to help. In the actual (renovated) apartment, the cabinets are pretty, the granite countertop is nice but was poorly installed. The fake wood floors look great and take wear and tear well, and the lighting is better. But no upgrade to the shower head, nor the closets, nor the hardware in either? And noone thought we may need more outlets in a 2BR than we did in the 1 BR? Not thrilled about that. This scores a C. I had my own electrician who owns his own company come in (yes I got permission first) and add lights, receptacles and dimmers.I had also done this on my classic Stonehaven apartment, which I really enjoyed. But I was ready to step up the ambience and move to a renovated space. I now think, though I like my place and have decorated it to the hilt, that the rent is overpriced, and the amenity fee isn't giving me a return on my money. Physical plant - highly responsive maintenance staff in William, who took care of it all! Cannot say enough about his stewardship, though now I doubt there is any quality of care followed. with him having moved on to a better company. One good thing: When tons of others in Columbia went without power at various times Stonehaven has stayed lit, warm and cozy. Yay! Physical Plant: C I will post about leasing office staff and more on the actual apartments later. But they all need to focus more on professional behavior and less on the spray tan NJ hair.
