My wife and I have been tenants here for about 1 year. Ownership has changed hands only once since we've been here (although our neighbors who have been here longer have informed us that it has changed hands quite a few times). The staff, with the previous owners worked hard and did their best. We were very satisfied with their performance. The staff with the current owners work equally as hard. And on a scale of one to ten would rate about an eight...I'm a tough grader :o) We run three buildings in New York,and understand the challenges involved in operating multi-family dwellings. It is not easy. It would be very easy to complain about seeing ants from time to time, or not having the maintenence staff show up as quickly as we would like. But in all fairness, with a complex this size, the only way it can happen as fast as tenants would like is if each apartment was assigned it's own personal maintenence person, and the world doesn't work that way. In regards to the ants, it happens, and the staff has a regular schedule for when an ant person shows up to spray. All you have to do is tell the front office, and he/she will come on the scheduled day, and if the ants are still there after the first spraying, all you have to do is tell them again (sometimes it takes a few sprayings to get the job done). The staff works well, and does their best to accomodate the needs of the tenants. But you do have to speak up, use the procedures they have in place for taking care of problems, and be persistent. Complaining to the maintenence guy as he passes you in the parking lot doesn't work. And if they are following their own rules, they will tell you to let the front office know (as they have told us). Once the front office knows, then things can be assigned and things get done. Of course I cannot speak for every tenant in the complex, but believe that I have a very fair approach to this having to deal with the same challenges that they (the staff) do, as well as being a tenant here myself. The response time for complaints is good, the maintenence staff is very very friendly and pleasant. I don't know any of them by name, but have had conversations with probably all of them in passing from one time to another. With all the stress which comes with the job, I feel that the ladies at the front office present themselves pretty well. Nobody likes the messenger that comes a knocking asking for your rent. Definitely isn't the easiest job in the world. They catch an earful I'm sure, but seem to be holding their own. When my wife and I moved in, an unfortunate situation seperated us from our computers. The office was kind enough to google locations for us for anything we needed. Where is walmart, the library, the museums, the movie theatre, ect....It would be nice if they sold stamps at the office, but if that's the least of my complaints, they've got it made They appear to be handling the learning curve of the transition (of ownership) pretty well. And being a businessman myself, realize that it takes time to sought out all the problems inherited from the previous owners, as well as figure out how to improve on the challenges that probably made the previous owners sell in the first place. All that being said, the only complaint I have is the inconsiderate people with dogs who do not clean up after their pets (and the stamp thing :o) Seeing dog droppings in the surrounding area is frustrating. Since the staff cannot patrol every inch of the grounds 24/7, it would be unfair to judge them for this. They do have people out every morning picking up around the buildings. I know, because I see them every morning doing it. The place is kept well in the area where we are, and we are not close to the office area which us usually the best (visually) kept place at any facility. They also keep the pressure up about not having stuff in the porch areas (except lawn furniture and sitting chairs. We were guilty of leaving a box out there, but promptly removed it inside after receiving their newletter, which they slied under doors or in the crack of the door. (My daughters had a good laugh trying to figure out how the paper got there, while they were eating breakfast) We have had noisy neighbors in our first six months. After leaving a note threatning to report them to the office, they cut down the noise to a reasonalble level. I am not claiming that the staff of the Villas of Camelback are saints (who is ??). But I am saying that they do their best, considering the challenges that comes with transfer of ownership, and are very responsive with folks who take the time and use them (the staff) in the capacity of what they are there for. Bitching and complaining is not my style. I go straight to the source when necessary. The staff can only do something about stuff if you say something to them. And everytime that we have, we got results in a reasonable timeframe. Parking is fair. If you have one car, No problem. If you have two, it can be a nightmare. That's just the plain truth, and there's no way around it, or no nice way of putting it. Nothing more, nothing less on that subject Noise....We haven't heard much, but the college crowd and the noise makers could be at another end of the complex. Can only testify to our experience. Have head noise, but that is not the usual case. Once on the fourth of July (no suprise), and another time from from people coming from the pool who just were enjoying being drunk...It happens. But normally, nothing out of the ordinary Appearence...Excellent..These guys really have their act together with the grass and picking up of any trash that might get blown around from the dumpsters. Be sure to report any fire ant mounds to the office, and I'm sure they will take care of them. We have a two year old and a four year old, and recognizing the small dirt mounds could be a problem for unsuspecting children who don't know what they are, so report any dirt mounds to the office (if you see any). Safety...There is a sense of community in the section that we live. Our girls play with and have slept over several of the parents homes. The families in the area we live seem to look after the little children in the area, and all come out at the same time to play before evening time. Construction. We are located in the section where there is another complex being built across the street. It is nearly complete, but there was considerable noise in the early morning hours. It is just about complete, and the noise level from this has just about disappeared. Maitenence. They are good, and will respond as quickly as you go to the office submit what needs to be done, and get onto the TO DO List. I commented on Maintenence earlier. Very pleasant folks too. They even tossed me an icepop as I was leaving one of the rooms they were about to have a meeting in. Nice guys. (and I think I saw a lady in there too. She let me into one of the bathrooms around 7:30 am. I was around the pool area, and didn't think I would make it back to our place. She kindly opened up the bathroom area early so I could take care of business. Thanks lady..... If that was TMI....sorry.. Moving right along We have no pets, so I don't know and can't comment on the pet policy Safety...WE feel pretty safe here. My wife works out at night, and wouldn't walk back at night if she didn't feel safe. We have been at other facilities where she did not and would not do it. Our apartment is not close to the 24 hour on site gym. So if my wife will walk it at night without making me come with here, that It's a pretty safe place...for us.
