Honest, unbiased rating:

My roommate and I moved in during April of '07. We were showed the apartment by a very competent girl named ----. We were attracted to the location (not the neighborhood) and the cheap rent (at that time, you could get a 3 bedroom for $900/month -- that's outrageously cheap!) I'll be honest, I got a bad taste in my mouth when I first moved in. The apartment was not cleaned very well after the previous residents left and my first night I saw about 10 roaches (I'm guessing the previous tenants were quite dirty). I am obsessive compulsively clean and a total wimp about bugs so I freaked out and immediately called the maintenance hotline. The next day ---- called me to schedule an extermination for the following day. She actually went out of her way to call me AGAIN a couple weeks later to see if the problem had subsided. We were still seeing a few babies, so she offered me a choice to send the exterminators again or they would provide bait traps. I opted for the traps since I had spent hours cleaning and disinfecting the place since the last time the exterminators came. We continued to have a slight problem until my roommate got a cat. Haven't seen a bug since. There seems to be a lot of crime in the neighborhood. I have heard what sound like gunshots and there was once a helicopter and SWOT team in the parking lot, not to mention I'm convinced our neighbors are trafficking illegal immigrants. However, nothing belonging to myself, my roommate, or my guests has ever been stolen or vandalized. The FREE garage spot (another strong selling point) with our apartment has probably also contributed to keeping my car safe. As far as noise, we are by far the loudest tenants in our area. We were lucky to have extremely tolerant neighbors. We do however, live just above the the very loud front gate and we can hear all the traffic from 24th St and the 202. There have been some management changes since we first moved in and the office employees now appear to be quite clueless. It's actually worked out to our advantage (they have screwed up on calculating rent/water IN OUR FAVOR 3 times now), but fortunately we have not needed them for any maintenance or tenant issues, as I'm sure they would not have handled our bug problem as quickly as ---- and her team did. We are now a few days away from the end of our lease and my roommate and I are not going to live together anymore. I would definitely renew at Monterra if I could afford the place by myself and if they hadn't hiked the rent by $200/month. I have been utilizing Apartmentratings.com to check out all of my prospective new homes and have seen a lot of seemingly biased feedback. I just thought I would leave some information coming from someone who is neither pissed off nor employed by the management company. In summation: PROS -cheap rent, free garage space with 2 or 3 bedrooms, spacious floorplans, fairly modern, fabulous location (smack-dab at the intesection of I10, the 50 and the 202), quiet neighbors, never had a problem with crime CONS -shady neighborhood, noisy gate and roadway, bug problem, occasional parking shortage, new managements not so good
