Resident 2011 - 2013

12/12/2013

I'm a current resident. After subscribing to the reviews here I'm a little surprised that so many people have had so many bad things to say. I feel slightly compelled to review only for the sake of the person who is considering the Palisades as a place to hang your hat for a while. I've lived all over the SE Valley since 1994 and normally move every few years to change things up and I've been at the Palisades for 2 years now so I feel qualified to comment. As with anything, there is good news and bad news. It's really not as bad as what people make it out to be. True, the computer room (is pretty bad), poker room (just OK) and theater room is a great concept but(with a loud workout room right next to it, and poor insulation - makes it not very enjoyable.) Those things are nothing to base a living decision on. You can have those amenities right in your apartment for short money. The hot tubs break down alot but that's very common in Phoenix due to the age of the equipment. The outdoor grills are gross and gas grills would be a huge upgrade! Those wouldn't last long either though because they get used ALL THE TIME and sadly, the residents often don't take care of them and they trash 'em. Overall, the people seem friendly that live there, TONS of residents, (this is a huge place!) I do feel safe there, my car has never been broken into or messed with, its true that the gates are open always but the fences are easy to hop anyhow so it doesn't matter. If I ever needed things fixed they were pretty quick and the service guys are very kind people. They have never gone into my place without permission. If they did, I don't know what for and there was no signs of anyone in there... the staff is fine. Truth be told, sometimes they are a little "short" with you but I never have to deal with them anyhow really so no big deal there. They are sticklers about not being late with rent. No grace period AT ALL and a hefty fine which they will not waive no matter what. Pay on time and you'll never have to worry. Period. I signed the lease knowing the deal going in so I cant be mad now! I'm not sure what all these "fees" are people talk about. I've never been assessed any. Overall, it's really just as good as so many other complexes out there but I personally find it a nice place to live. I do not have an upgraded unit and it's fine. Good use of space, AC works great, heat works great, all appliances work great, comfy, nice common areas, pools are big, clean, the place could use a paint job but that would be a huge undertaking. I will probably lease here again in 2014. Best thing is the location. 2 Miles from Scottsdale and this place is right at Tatum and Cactus (pretty much) so everything you could want is right there. Shopping, Bank, haircut, PV Mall, etc... Busy location, lots of people live up there but its very nice. HUGE park across from the complex and it's a great place to walk, exercise or hang out with your dog. I give it a 3.5 star overall. If you want "awesome - really nice" then go up to 68th Street and Mayo Blvd (but you must be willing to pay well over $1100 per mo. for a smaller place as well.) You get what you pay for folks. That still rings true today. Good luck and I hope this review helps you make the right decision.
