This community could be fantastic, IF the owner wasn't so cheap. Seriously, cheap and greedy to the point of being unethical. The location is awesome - hillside, nature, views, etc. Quiet, desirable town. Small complex with lots of potential for developing community and friendships with neighbors. We could have community BBQs, pool parties, holiday stuff, etc. Do we? Nope. We have supercheap carpets (no laminate option), painted-over mold, untreated cat pee, leaking roofs and doors,trash buildup and litter, a maintenance manager too lazy to believe (Phillip), multiple exterior lights that have been out for months, dead grass and dirt patches where grass once grew, weird cheap-looking plastic fencing around patios that doesn't match the wood balconies above, exterior paint that runs when it rains,and ridiculous rent increases of 100 bucks or more. This owner takes no pride in his property and has zero concern for his residents. He is fast on the way to becoming Diamond Bar's first slumlord. This could be converted to truly luxurious apartments or condos, with laminate flooring or quality carpet, better quality appliances, replacing the hideous pressed-sawdust 1990s kitchens with current, quality ones, replacing the cheap peeling vinyl kitchen and bathroom counters with solid ones, paying for a decent paintjob on the exterior, putting up stylish lighting fixtures that work, and repairing the extensive neglect to the landscaping. Build a BBQ area, hold a get-together once in a while. If all that was done, you could ask - and get- higher rents because you would be offering a higher quality product. Respond to concerns promptly and effectively, and you will get respectable residents with professional careers and paychecks and the desire to do their part to maintain their community. As it is, this property is a sad, sad waste of a high-potential site. The best thing this owner could do would be to sell it to someone who cares, who would take some pride in it, and would care about the well-being of his/her residents. At this point, the only thing this place has going is location.Diamond Bar deserves better. Such a shame, such a disgrace.
