Resident 2012 - 2013

4/9/2013

Unfortunately, I have to give this apartment complex an undesirable review. Although the layout of the apartments are nice and the larger units have ample natural light, the fixtures and equipment are old and in need of replacement, the cabinetry is peeling and the counter tops also need replacement. They advertise these units as luxury apartments, they are not. Like previous posts, they keep the entire security deposit by charging for usual cleaning/painting plus additional charges, that are marked up and invoiced from their office using Word. No actual proof that the work was done, no pre-photos or post-photos showing damage or repair. What they do is "refinish" the counter tops by spot sanding and painting with a gloss finish. They will charge you a refinishing/reglazing fee when you move out, similar to a painting/patching fee. BTW, I did not misuse or damage the counter tops in any way; it is a routine charge for them. There is also a lot of deferred maintenance around the complex. Although the office staff and maintenance crew are courteous, they don't always follow-up on your requests or fix/repair the problem the first time. I had to submit maintenance requests more than once and follow up myself to completion. The landscaping is mature, which is nice, but they do not maintain it on a weekly or bi-weekly basis. During the fall, the leaves that dropped stayed on the walkways, driveway, and parking lot for two months...after the rains came...before they cleaned them up. Very slippery and hazardous. The community is gated, however the gates were non-operational and open about 35% of the time. The complex is across the street from BART, which is nice if you use BART to commute, however, they allow non-residents to come in and use the unassigned parking stalls, even when the gates are operational. They will tell you they do not allow it but they also do not enforce it. You will need to add about $80-$90 a month for CAM charges...nothing is included in the rent i.e. trash, water, electricity. And if you know ahead of time that they will keep your deposit, which they do, you should average that out over the term of the Lease. In my case, the "net rent" was about $2313, as much as a 3bd 2ba house for rent in the surrounding neighborhoods. If you don't like frogs and crickets, don't move in here. They are located adjacent to a catch basin/pond that houses thousands of frogs and crickets. They have migrated into the complex, so needless to say, it is extremely noisy/loud at night.
