The good: - Maintenance people are genuinely caring and very quick to respond. - Some people have good deals on their apartments. - PARKING. Because lets face it, if you have to park on the st. in this area you'll be getting tickets and towed, often. - Noise. If you live towards the back of the building, street noise is minimal (more later). - Management. Overall they do all they can (more later). - You can infer the building is good because they generally have long lasting tenants. Good but annoying: - They test the fire alarms for about 3-4 hours twice a year. This is to get a cheaper rate from their insurance company. Sometimes they start at 9am, sometimes at 1pm. It will be slow, deafening, and last hours in 5 second blasts. Not so good: - The building owners are cheap. - Cheap appliances. - PVC countertops. - If you get a noisy neighbor, they do little about it (this cuts both ways though). - Flies (gnats). EVERYONE has them. They come up from the sinks! They will be your roommates, forever. - Laundry machines break often and will not be fixed for months. Its not the 1.25 they take from you without cleaning your clothes -- it's that now you don't have enough quarters to do the job, nor machines to get your wash done in the time you allotted. - The building SWAYS. Walls and doors will not be at 90-degree angles. They will sometimes not close correctly because of it. I can't say whether this is intentional "give" in case of earthquake, but I haven't lived anywhere else in which doors do not close one day then do close the next. You could say it's humidity if they weren't painted. The HORRIBLE: - The plumbing needs to be completely changed. Sinks are constantly overflowing with what looks and smells like sewage...though rotting food could easily be mistaken for it's alter ego. - Many people's cars have had leaks from the pipes in the garage, including to the extent of causing permanent damage to the paint. I've heard rumors that they eventually pay, but your original paint job from the factory is obviously better than cheap jobs like Earl Sheib. It can be a good place to live if you get lucky with your neighbors -- in that their schedules match yours...or are as loud/quiet as you are. I doubt any apartment building has a system of dealing with this. The one thing they really need to do to make the place 10x better is spend the money on the plumbing. Units are regularly flooding, have mold or mildew because they don't replace the carpet, damage paint on cars, smell, damage kitchen drawers, ceilings, etc. Virtually everyone I've ever known in the building has complained to me if we've discussed it. If the city knew, they would probably require an overhaul.
