Pros: - Good location. - Closed gated community. - At least one assigned parking for everyone. - Heated swimming pool. - Tennis and send volleyball courts. - Nice park and pond. Other: - Biggest negative point is the management people. - I won t write name here but you can find him from other reviews as he is "Most discussed" person here. He is very harsh, behaves bad, talk loud, accuses others and always in threatens mode that he can evacuate you anytime without showing any cause. If you are walking around office, good chances that you can see some frustrated tenant is coming out from his office or if you spend some time in office, good chances that you can see he how he deals with their existing customers. - They are really old apartment units. - Water and sewage lines are old and in very bad situation. Almost every house on lower level faces problem of dirty waste coming out from their kitchen sink. Sometime it gets worst, come out from sink to floor/carpet. Whole house smells like hell. - The bathroom sink and the bathtub, gets clogged every month. Some time they fix next day, sometimes after two. But it is difficult to live single day in that situation. Almost all people I know here, facing this problem. - Paper thin walls - You can hear almost everything what your neighbor is doing. - Old and loose structure/ceiling- If someone walks on upper floor, you will get loud noise. Sometimes it is very annoying. - No parking for guests. They need to struggle outside on street which is not a safe parking. - Car breaking is very common on surrounded streets. Few cases I heard about apartment parking as well. - Several burglary cases I heard in past few months. May be much more in numbers; I only know few, happened with friends or neighbors. - Once my gasoline was siphoned, when my car was parked outside on street. I told to my friends, they said its common here, and then they started telling their stories. - Recently apartment was in news for one homicide case, a 33 year women was murdered. - Spiders are everywhere and many units have bed bugs. - Garbage is all around. Sometimes stinks lot and feels very dirty place. - Pet waste is big problem; you can find many times while walking inside the apartment. - Main pool is like beer party place. Alcohol is not allowed but you can still see many times, people are just hanging out with beer. - Pool is also dirty, non-hygienic. No shower or rest room access. People just come with full day swat and jump into pool. Basically they all wash their body in pool. - If you are moving for good Cupertino elementary school, than be aware that Eisenhower elementary is no more neighborhood school. Apartment is now comes under De Vergas elementary school area, which has lowest ranking in Cupertino school district. - Rip-off when you leave apartment. - They will keep your deposit when you leave apartment, by telling some reason. - No matter how clean or in good condition it is, they will send you many different bills for repair, cleaning etc. One of friend I know left apartment within 4 months because of the problem dirty waste coming out from kitchen sink, and whole house small like sewer. He was charged for $500 for cleaning and repair, and as it was lease break, he paid rent until it was not leased (2 months). - If you ask them for early termination of lease, they will tell you two options while you are renting. 1) Pay rent until the lease term expires or the premises are re-let, 2) Pay termination fee as one month rent. But in reality, there is no 2nd option. Interestingly, there they don t mention anything in agreement about early termination, and if you ask to them to add, they will start showing faces. Bottom line is, you have to pay them until lease expires or it gets re-let. As they are already getting rent from you, they don t aggressively market that unit. In fact they one month they just pass in name of cleaning, fixing etc. - Most of people get no choice after head to head with management. In fact, people prefer to pay instead of going thru pain of talking to management. - Apartment comes under San Jose rent control, should not be more than 8% rent increase in one year. This will be promised to you, but realty is different. Many got rent increased from 15% to 25%. People don t want to move normally, and they take advantage of that. Management will just put on your head pay it or leave it . If you still not agree, he will notify you that he can evacuate you at any time with one month notice without showing the cause. - A year before apartment rating on this site, recommended by was just 18% and now is 24%. Management is working hard to increase rating, and several fake positive 4* to 5* reviews added like 'Living in Paradise'.
