I have lived in this apartment complex for a few months shy of two years. I have lived in both single and two bedrooms here with friends and alone (officially by myself a year). The rent is way too high for the quality of the apartments and general service. The apartments are old, the cabinets and appliances are probably from the 70's. The rent does not include the gas, sewer, or water. So budget about 45-60 dollars on top of regular rent. The water is based on square footage and number of occupants, but it seems to get higher every month and there is no consistency even though they "average" the amount to level out the expense for the year. The grounds are decently maintained, but there have been a number of times I have nearly stepped in dog poop. The neighbors dogs bark constantly as well. The office staff is pretty nice, but I would not go to them for much. I had a ton of maintenance issues and the staff disregarded all of my complaints. Finally, I completely refused to use one of the appliances in my apartment. This prompted a "fourth" visit, because of my complaints. Turns out the appliance was broken and a danger to use (who would have guessed?) The penalty to get out of the lease is 2.5 times the rent of the apartment. The pool is never cleaned, and the workout room literally fits 3 people. They charge a huge pet deposit and pet rent, yes rent (because the pet has its own room apparently). Parking can be a hassle, and several times I have had to park in guest parking because the lot is full. The complex loves to leave passive aggressive notes on cars that are over the sidewalk, even nearing the sidewalk. They have plenty of time to put notes on cars, and very little to maintain the grounds which are covered in leaves at the moment. The staff is really nice, but they seem to have little authority of how quickly things get done. Major safety issues (like broken doors, locks, and windows) take weeks to repair. All in all, buyer beware. The location is really nice, and the area tends to be on the safer side of Fort Collins. The staff is nice enough, but they do not seem to see their job as more than just a job (understandable). I have been told from a few people who have lived in Fort Collins that this complex is a rip-off and some of their less happy living experiences have been in this complex. The complex is not the worst out there, but the price is ridiculous for the service and maintenance. Plus they will take all or most of your deposit upon move-out.
