Parent perspective on College Studios

My dd moved back to Gville to get her Master's after being gone a year and we are very familiar with the area. She was done with roommates and the problems that go along with them and on a very tight budget. She was looking to be within walking distance of campus and wanted free/easy parking at home. Our search lead us to College Studios (the bldg behind College Manor). PROS: Studio is very spacious with a full size fridge and a small kitchenette area with sink and storage. There is no stove/oven (there are old non-working burners on the sink unit, but, she covered them with a tray and made a dish drying station). She bought a small microwave, hot plate, and crockpot which fit very nicely on one of the 2 built in desk spaces and served her needs. There are also 2 large closets, 2 sets of wall mounted built in book shelves with more storage above them up to the ceiling, and an 8 drawer built in dresser. She had plenty of room for a pub style table/stools, a daybed, and small lounge chair in addition to her desk chair. There is a window a/c and heat unit that cooled the place amazingly well. There is also a ceiling fan. The bathroom is older with a small tiled showed, sink, medicine cabinet, toilet, and air vent to the outside. The walls are cement block which is great for noise reduction. She barely ever hears anything and her 4th floor apt. overlooks the pool, parking lots, and a busy frat house. Utilities are ALL included EXCEPT cable/internet which cost about $50 per month from Cox. This means no surprise overages! Parking is free and easy for both tenants and visitors (who must have a pass and park only on the 2nd floor of the garage) in an adjacent 3 floor open garage as well as plenty of spaces between the 2 bldgs. After 4 and on weekends street parking and the dirt lot across the street are non-towing. The on site maintance men are nice and replaced her fridge and cleared a clog when she needed it. While the bldg is nothing fancy and looks like an old motor inn, it is pressure cleaned and painted both summers she was there. There is a lot of outside lighting and being out after dark is not an issue. The pool is definitely not a show place, but, it is usually clean. The nbrhood is a safe mix of older apts, frat houses, new "luxury" apts, and all the entertainment that University Ave has to offer within walking distance. Campus is just across the street. CONS: Even though the studio was freshly painted with new carpet on move in, we still had a lot of scrubbing in the bathroom and kitchenette area to bring it up to our standards. Almost every outlet cover was cracked and/or ill fitting. We fixed this by replacing them ourselves for a couple dollars. There was also a hole in the wall where an old style phone jack was which we found a plastic cover to fix the problem. The ceiling fan wobbled and had a broken chain. My husband bought a balancing kit and fixed the chain. There is an old, ugly, non working heating unit in the wall and we could smell cigarette smoke from the adjacent apt. To fix this we got some fancy duct tape and covered the whole thing which made a decorative statement and fixed the smoke smell problem. There is a laundry room in the Studios blg. as well as in the Manor bldg. Most of the time these were both out of order so she did her laundry elsewhere. The elevator is SCAREY. It makes lots of noise, jerks, and moves very slow. Avoid it when you can. I was always fearful of getting stuck when I had to use it. The parking lot area could be better by filling in the pot holes. Dumpsters are usually overflowing with trash and they could use another. You do see ppl picking things out of them, but, they don't make a mess. Most of the trash on the walkways, pool deck, and in the garage are from careless residents. The feces is dog owners not picking up after their pets. My dd did have an ongoing problem the whole time with her fuses blowing and knocking out the electricity to her apt. This usually happened after office hours in the evening when she had to call the main Paradigm #. It always took awhile before someone got hold of GRU and they came to fix the problem at the box in the main breezeway. FINAL OBSERVATION: If my dd wasn't leaving Gville to move on with her life, she would have renewed her lease. This probably shouldn't be the residential choice of any freshman who have never lived on their own or any pampered Prince or Princess requiring luxury. However, if you are looking for an affordable living space with some amenities that is close to campus and aren't afraid to use some elbow grease, you might want to check it out and have an open mind.
