Glad To Be Gone

This complex is now known as Conway Forest after its quickie rip-them-and-dip-them "condo conversion". <br><br>Moving in, the first impression was good - new carpet, fresh paint, close proximity to work. Then the newness wore off quickly. A shooting, loud music, ------ trash hanging around. Twice, arriving in the parking lot, met by Police to ask if we had seen someone "running away". Hardly engenders a feeling of security. Management seemed to be between a rock and a hard place, obviously being dictated to and turned into the "whipping boy". Maintenance has been generally good but they cannot cope with the dilapidated framework they have to deal with.<br><br>Why so bad? The construction of the apartments is not just bad, it is deplorable. There is no insulation apparently anywhere. How do we know? Because while converting to the ludicrously overpriced "condos" that they are now, they ripped out the walls to install new piping (to avoid having to pay the escrow account required by Florida Law for apartment to condo conversions). While these huge gaping holes were in the apartment, we looked inside - no insulation anywhere, stained and discolored wood, the list goes on and on. Ground floor apartment tenants got to see the rotting wood and insects. Now we understood exactly why the floors shake and rattle when walking in a normal fashion. Weak wood, minor bracing, long spans. When we walked in the apartment, there would be a vibration set up, so that items on the wall, on our shelves, etc, would shake, rattle and in some cases - walk off the place themselves. Floor boards are loose. If you have someone living above you, forget it! You will hear EVERY step they take, you will hear their talking in the bathroom, you will hear every pot and pan they move, you will hear their fights, their TV, their music, in short, EVERYTHING! Including hearing them lean over their toilet and "retch and regurgitate" in the wee hours of the morning - delightful image to have in your head while trying to sleep. Oh, and that new plumbing - now it takes forever for hot water to arrive to the shower and the pressure drops are such that if someone flushes a toilet in another apartment, your shower turns hot until the pressure equalizes.<br><br>Noise? Noise? You will hear everything - the people walking outside - there is NO soundproofing at all. If you are a night worker and expect to sleep during the day, forget that too, particularly with the various "rennovations" in progress. Oh - noise - how can we forget to mention that the apartment complex sits just slightly west of the final approach course to Orlando International's 18/36 runways. This means you get to have the slant reverberation of low flying heavy jet aircraft traffic pounding through your walls and windows. It is a particular quirk of design, or the result of a mad-genius that the interior apartments actually collect and amplify noises to add to the misery.<br><br>The new owners/investment group must have also had starry eyes as they charged forward to make a killing in the red hot Orlando housing market. Now, do you think that any attention to the structural problems would be addressed? Like the "shake and shimmy" floors? OH NO! A quick coat of paint, LOTS of landscaping and they were laughing at us, telling us what a huge mistake we were making not to buy. We laughed hysterically at the over $200,000 selling price, plus the $270 a month HOA fees, plus, plus - and this was the special price - AS IS - meaning, all the holes in the wall, bad sheet rock repair, etc, would NOT be fixed. The ancient tub and showers with their pitted and corroded fixtures would not be replaced, on and on and on. Well, very few sold, despite their claims of "100 closures expected in October!" No doubt losing their shirts, they put up signs all along Conway Road, Michigan, all over, announcing "Apartments for Rent". Now, there is a new wave of degenerate trash living in the complex sending the safety and quality of living to new lows. But we don't care - we are GONE!<br><br>If you are stuck as an apartment dweller, it is just the luck of the draw as to how well you will enjoy Conway Forest. It will help to be --------. Do yourself a favor, find a new-generation build somewhere - Conway Forest is very unstable - in more ways than one! Whatever you do, do NOT buy one of these so-called "condos" if you have any intention of a quality investment.
