I am going to be completely honest. Seabrook Apartments helped me when no one else would but they definitely didn't do it for free. I am a victim of identity theft and couldn't find any other apartment complex in the Winter Park, Fl area that would approve me. They did accept my application but the sure did charge me for it I paid first last and security for the apartment. Plus rental insurance and some sort of insurance for them if I didn't pay them which was a $133. So in total for move in I paid them $3028 60 for rental insurance and $200 for electricity deposit. When I moved there I was promised a discount because I was a Full Sail student and they never gave it to me. If you read previous reviews another guy is talking about the same exact thing. The office staff is very friendly and nice. But they don't communicate with each other at all. Therefore no one knows anything unless you get angry and ask for an investigation and your often double billed for things. Tara is the best person to get assistance from if your there. Everyone else lies and tells you they will do things and they don't. Maintenance Issues The apartments are fairly clean however for what ever reason this complex is infested with roaches and I'm not talking about the baby ones. I'm talking about full grown drummer roaches that fly and all. I kill about 3-4 of them a day. Keep your windows closed because they usually come in from outside. I have attached several pictures to show you what I'm talking about. When I first moved I requested the toilets be replaced because it seemed there was type of fungus growing in them. All they did was have the maintenance guy come and clean them out with bleach. The fungus continued to grow through out the year that I lived there and they were never changed. As well the vinyl that they had on the floor was also growing fungus and instead of them taking it up they laid more vinyl on top of it. I've also had issues with the trees and the stairs since i lived on the second floor. I requested that they trim back the tree so that the leaves don't fall all over the steps and they took over 6 months to get this done. i actually fell twice and sprained my ankle for almost a month. I didn't complain because i figured they helped me out by approving my app. I can't think of anything else other than my garbage disposal breaking over and over again. They even tried to charge me for it as if it was me who broke it although maintenance said it wasn't my fault and he was going to have it changed. Over all the place seems safe. The gate breaks occasionally but they usually have it fixed pretty quickly. The pet rent/deposit is extraneous its like an additional $200 per month. If you're going to leave Seabrook make sure you take pictures of the apartment because they'll tack on extra charges for cleaning and replacement of carpet even though they don't give you brand new carpet when moving in. I requested that to be cleaned and it was never cleaned even a year a later. I ended up having to clean the carpet on my own and they still charged me $1250 for the cleaning of an already empty and clean apartment and for the replacement of the carpet they were responsible for cleaning. I WOULD NOT RECOMMEND SEABROOK APARTMENTS. THEY ARE THIEVES! Downtown Orlando which is about 3-5 miles out has better upscale apartments for the same pricing.
