I've lived here over 5 years. Under 10 years. In that time the ownership and management of the property has changed many many many times. Do I have complaints? Yes. Read the other reviews. The long reviews. The "bad reviews" Those paint an accurate picture. Some over exaggerate. My ratings are fair. Improvements are still needed. The management has room for lots of improvement. Flaherty and Collins do own the property. http://flco.com/ That link will take you to their website. My suggestion is to use due diligence when considering if you would want to live here. Be thorough. There are good things. You can have communication with the property manager. Last year they did replace all of the windows in every unit. They have been remodeling many units. This is a better property under Flaherty and Collins ownership than it was before them. But there is still plenty of room for improvement. The location to downtown is amazing. 5 minutes away. Greenwood is 10 minutes away. IMAX theatre. Couple minutes away. I-465 and I-65 access just a few minutes away. They have started to address parking issues. Not too long ago I could have and would have put the very worst review possible on here. I have had people avoid visiting me here. There are some very very horrible neighbors that live here. They don't take care of the apartment they are renting. They don't take care of their animals and they don't take care of themselves. They are rude. They are filthy. I hold out some hope that maybe just maybe the owners and management will actually deal with those tenants. Investigate the area, check with IMPD statistics and reports. All of Indy has issues requiring police. Some worse than others. Make an informed decision to live here. Don't take anyone persons word for it. Listen to the office, read these reviews. Investigate some. Maintenance is overworked and understaffed. They are more organized and you are able to communicate with them. The property is a much older property. They should probably consider renaming it. Flaherty and Collins ownership has improved things. They have made more of a legitimate visible effort to repair and improve the lobbies of the buildings, the apartment interiors and to the property. They have redone the laundry facility and made it into more of an all purpose center with wi fi access and laundry facilities and a modest exercise facility all in one building. If you are a hardcore runner and athlete the canal isn't far away and Indy has great areas for hardcore running. 2 to 3 minutes away a very large building was just converted to a Planet Fitness. They just opened this month. (04/2015) The fitness area here is good for a tune up and also just to have something to do while doing your laundry. Just take into consideration that this is an older property and did have many owners and management that neglected everything and were completely inaccessible. The current owners of F&C have accessible management and they aren't neglecting it. The office could do a better job of communicating with the residents. The entire property needs repaving. The roads are bad right now. But all of Indianapolis is that way. I can't imagine them neglecting this much longer. I'm assuming that they will have the property repaved. If that is planned they have not yet announced it to the residents. The office and management have room for improvement. Like communicating what is going to happen and when it is going to happen and what the impact will be for the residents. What might we have to do? The current manager Kirby is polite and she is managing. The rest of the staff could use some improvement on their professionalism and people skills. It is true that even though they say they are putting a work order in, it isn't always put in. But they are better than previous office staffs that basically ran a blockade for the managers and owners and did nothing. There was a period of time here when it was unclear who the owners were and who the property manager was. You could ask for that information. But it was never provided. I do think that the property manager could be more visible on the property. Not just in the office. But actually walking the property or even having a cart. It is a large property. It is divided by Brill Road. There are between 450 and 480 units give or take. Multiple buildings. Lots of land. I do believe that the manager should be inspecting it daily. Drive around. get out of vehicle. Use a cart. Walk. take pictures. Talk to people. If they have a grievance set a time to meet with them. If invited to actually visit a unit when repairs are needed, come and visit it and see it for yourself. It is an improvement to have a manager here on the property a majority of the time the office is open. Now start being here and getting out of the office. It is better, and nicer than it was. But there is so much work left to do. The remodeling projects aren't complete yet. I think it was planned to be a two year turn around. It might take a little longer. I think it has stalled but with spring and summer it should pick up pace again. I don't know if F&C intend to hold on to the property once it is completed or if they will flip it. I don't know if they can flip it. I know that financially it was in very dire straits when they took over in Jan 2014. It's a better place. But there is plenty of room for more improvements and for the property and neighborhood to get even better. That's an honest fair review and rating.
