Many of the past comments I've read have been true and some of them you'd only know because you lived here so I assume most comments are by legitimate tenants. First, it is true that with the renewal of your lease, you're eligible for a free CARPET CLEANING. As with most rental properties, you won't be let in on this little secret but it is available to you. I'm sure there are other things that would surprise us that we're entitled to but would probably only know if you've been a property manager. I think it's an advantage to those residents who have owned homes in the past to help take care of some issues and fix simpler things. ANTS for instance, I too had a problem with them and they exterminated but came back. I knew they had to be coming in from outside so I did my own pest investigation. I found by the sidewalk at the main entry door, a whole in the brick where what appears to be electrical wiring running through it and a trail of ants going into the whole. . . problem solved, I sprayed the area with your typical household ant spray and killed them and prevented future ants from wanting to walk on that area. Now granted, the rain over time washes that away so I pretreat the area about every 60 days because I know it's a problem spot. I also spray around my sliding glass door and bedroom window areas. If you don't live on the ground level and have ant problems I can see where it might be more difficult to treat exterior areas. The HVAC unit is pretty noisy, especially at first since it's right in your bedroom but after 2 1/2 years I've gotten use to it. These units are about 20 years old so I assume most of them, like mine, need a charge of freon (spelling?) every summer before it gets real hot. Maintenance will typically do this no questions ask when your unit can't seem to keep the interior temperature below 78 degrees. It is true that you smell GAS when you walk outside in the fall/winter time from the gas escaping from the units I suppose. It is true (at least on a ground level unit) that cold air comes billowing in through the intake vent on the wall with the HVAC unit. I typically run a space heater near that area before bed to warm the floor area up a bit then unplug it when I go to sleep. SMOKEY hallways . . . due to the enclosed hallways layout of this complex, if you live across the hall or near a tenant that smokes, it's going to get trapped in the hallway when they come and go. Also, some doors are missing the strip along the bottom that sweeps along the floor leaving a pretty big gap for smoke to creep into the hallways. I'm fortunate in that I have a pretty quiet upstairs neighbor. If you don't want to take any chances of a possible noisy upstairs neighbor then I suggest renting a top floor unit - it's really the only way to ensure that won't happen. This complex is one of the largest in the area housing a high concentration of people in a pretty small acreage of area. With that said you are bound to get "bad seeds". I was a student at the Lenexa Citizens Police Academy class and I can tell you from all the officer reports that this complex doesn't have near the problems that others do but it's not excluded from having it's problems. PARKING . . . I'm very lucky on this issue. I live in a unit with one of the largest lots. I highly recommend BEFORE you sign your lease that you drive by your unit, the door you'd be walking in and scope out the amount of available spaces. Wait until after 6pm and people have gotten home from work to really analyze this situation because I know there are problems with this in certain areas of the complex. Overall, do your homework and don't be rushed into signing your lease without checking everything out.
