Horrendous company! After living there for 2 years, (and dutifully paying my rent on time every month), I went to the leasing office to inquire about the process of ending my lease on its scheduled conclusion date. The woman told me I needn't do anything other than NOT sign the renewal they provided 60 days in advance. I also offered to replace myself with a new tenant, a friend of mine, and put her in contact with the leasing office. I was kept in the loop only initially to learn that her application was approved with credit check, etc.
The day comes that I move out, clean, and bring my keys to the leasing office to surrender. The woman is now quite surprised I'm leaving! She tells me I didn't give a certified letter stating I was not renewing! I remind her that SHE told ME I needn't do anything--and that I even went so far as to find them a new tenant. Turns out she "upgraded" the friend to a different, more expensive, unit. The result of her out-and-out lies to me were that Brooks retained my entire security deposit--effectively stealing $900 from me!!!
Do not rent from Brooks--at Mt Washington Manor or elsewhere. They also have a history of cockroach & mouse/rat issues according to my neighbors. Disgusting.
Other issues over the 2 years:
Outrageous lockout fees, 3x/year losing hot water (in the winter) for days at a time, either unresponsive management or maintenance (pesticide spraying) with no warning, lousy & few washers/dryers, significant bug infestation in all basement areas (where you're forced to go for laundry).
