Resident 2012 - 2013

7/26/2013

I've lived in the Beethoven (north building, nearer McMechen) for 1 year. It's an attractive, 100-year old building in beautiful Bolton Hill with a private two-story parking garage (free for unreserved space, add'l $$ for reserved space). Building went through a management change before I arrived (about 2012?) and went through a second management change in March 2013 to a company called Landmark Property Management, though there has been almost complete continuity in the management and maintenance staff that we, as residents, actually deal with. I live in a large (two-level) 1 bed plus den with 1.5 baths, high, high ceilings, crown molding, working fireplace, nice lighting, wood floors downstairs, carpet upstairs. Thick, thick, thick old walls--I almost never hear my neighbors. My kitchen has a new appliance package but not the granite countertops of some renovated units. I'd say that in general, they're doing a good job with a huge, quirky old building, but the ongoing maintenance is sometimes shoddy: i.e., they do quality overall maintenance, such as new carpet, bright new paint before you move in, quick response to repairs and really nice, friendly, steady maintenance guys, familiar faces), but some poor choices: ugly grey institutional bathroom tile right next to the pretty hard wood floors. My vanities in both baths are rotting a bit at the bottom and instead of replacing, they slapped on a plywood board along the bottom to slow or cover up the disintegrating wood. (Though this could have been done by the old mgmt--it was that way when I moved in.) Evidently the building used to have a mouse problem (read pre-2012 reviews)--I've never seen a single mouse here. I've seen a 4-5 roaches (yuck) over the year, which I hate, but it's probably unavoidable in a large urban building. Residents are eclectic: a mix of professionals, art students who seem to share 3-4 roommates per unit, and older residents who may have been here for years. All in all, it's a classic, old, decently maintained building with good bones, and I'd recommend it!
