Resident 2009 - 2012

10/15/2012

I currently live in this building. Our apartment is spacious, relatively quiet (while there is almost no noise from adjacent units, street noise can be heard fairly well), with high ceilings, and many windows. Having an exceedingly kind dry cleaner in the building, a fitness center, two pools (though hours have been reduced under the new management), and a tennis court are all very convenient. Further, each floor is equipped with a laundry room, mail slot, two trash chutes, and recycling buckets. All in all, this is a very nice place to live. However, the building is old; it was built in the late '60. There are occasional pipe problems and the windows are not well insulated. The reviews on this site that criticize the renovation are overlooking how needed it is. Equity is caught in a bad place where tenants will happily grouse about the windows if they are not replaced, but will also refuse to pay more to live in an upgraded unit. When water shut-offs for maintenance occur, they are generally between 10am and 5pm; fortunately, as I am out of the apartment during these hours, I am not inconvenienced, but if you are retired or work from home, I imagine this would be vexing. Aside from significantly higher rents for new tenants, one of the least welcome changes Equity has made has been to staff the front desk with people who are not as attentive as they were under the old management. I once arrived home late and found the man at the front desk asleep. He stirred when I walked by, but seemed groggy. This is problematic if there is an emergency and I hope Equity will address this. During a heat wave this summer, I found a rather frail woman 'locked' outside the building as the automatic doors were broken and no one at the desk had walked by to notice her; she said she had stood there ten minutes and looked faint. Additionally, I have heard they will reinstitute keycard entry for after hours and hopefully this will shore up security. Fortunately, the shuttle still regularly runs to Whole Foods, Giant, and the metro. As to the mold and mildew mentioned in other reviews, I wonder if this is something that is worse in some apartments than others. Our apartment is not unusually humid (in fact, it is very dry in the winter) and there is no smell of mildew. We do regularly clean the surface vents of our heating/cooling units, and perhaps this is making the difference. When we have called maintenance, the repairs were done the next day. That said, I would prefer to know a time window for when maintenance will drop by as I would like to be home and expecting a visitor when they arrive.

Thanks for sharing your thoughts about 4701 Willard. Your feedback is helpful to us as we continue to make changes to our community that benefit everyone. I'm glad you're finding peace and quiet here, and are satisfied with our amenities. The keycard entry system has been installed, and we are finalizing the resident database so that it will be in full force in about a week. Regarding the pipes, we are keeping a log of the type of issues that occur to determine if more large-scale repairs are needed. We do have a new staff at the front desk. I am working on their training right now so that we do not experience any further issues. I'm always open to hearing your comments and concerns. Please contact me at ecianci-gorder1@eqr.com or at (301) 652-7600 if you have anything you'd like to discuss.
