Maintnance Problems and More

So I have lived at Autumn Crest for six months and I am not happy. When I was looking for an apartment I saw some of the negative reviews here and dismissed them. I thought, some people are just hard to please; it's hard to write that check every month when your not completely satisfied, especially at the prices in this area! Some people may have been evicted and had an axe to grind and vented that frustration here. I thought this because when I went in to look at the place it looked great! I didn't think anything could be wrong. But something was wrong: me. From the first time that I stepped foot inside my unit (after I signed my lease because you can only look at the show unit) the whole deal started getting sour. The carpet was literally black in some places (supposed to be light gray). The whole place smelled bad and had not been cleaned, although they said that it had been. I immediately returned to the leasing office and said that there must be some kind of mistake, that the unit had many problems. Unfortunately I was in the right place but they did agree to clean the carpet which happened immediately. (To date this is the fastest response I have gotten on any maintenance issue. The company they use to clean carpets is phenomenal. That carpet looked 1000% better when they were done. Unfortunately it was still not acceptable as there were still some large visible stains where the carpet was BLACK before they cleaned. The stains alone I could deal with but the smell was unbearable. There were a couple spots on the carpet where the previous tenants dog used to lay. I say it was a dog because that is what it smelled like and there was a bunch of dog food spread over the dining room floor. I was told that the carpets were less than a year old and that the only tenant to live there with those carpets did not have a dog. While I am willing to concede that this may have been true, the carpets were still unacceptable. It took about 2 months and I had to get the property manager out there but they finally replaced the carpets. This is just the story of the carpet but there was a veritable laundry list of other problems that did not get any attention until I went to the leasing office in person and had a 'come to jesus' meeting. Whenever I have talked to them they seem very receptive to my concerns and tell me that they are going to fix it tomorrow but tomorrow never comes. I basically said that they were going to fix everything on the list within two weeks or I would contact my lawyer and start the process of breaking the lease. This seemed to work as they did come out and fix most of my problems. There is still one outstanding issue that I consider to be a major concern. I am still without a dishwasher at 6 months into my lease and requests to have my rent adjusted to compensate for the lack of a dishwasher have fallen on deaf ears. While my immediate neighbors seem nice enough, there are other questionable characters around. The neighborhood kids ride their bikes in the parking lots and roads and will not move out of the way of cars. This problem extends to sidewalks and stairwells. The neighborhood dogs have not caused a problem but they are mostly pit bulls and rottweilers. I like both breeds but I worry that their owners might not take proper care of them which can cause some serious demeanor problems in both. Like I said, this has not been a problem yet, but it definitely has my attention. My car just got a door ding in it last weekend but I don't really hold that against the apartment as that can happen anywhere. (But it did definitely happen while it was parked in the complex.) The parking lot is darker than I would like at night. I had a cabinet shelf break which broke most of my dishes. The windows are only single paned which makes the heating and cooling bill around $250. Speaking of cooling, the AC units can only cool the apartment to 10 degrees cooler than the outside temperature. Therefore if the temp is 95 outside and your AC is running constantly it only cools to 85. The washer and dryer in my unit are different capacities which makes it so I can only dry half a load at a time. The plumbing is pretty loud in the bedroom, even when the neighbors are using it. They recently installed new aerators in our bathrooms which limits the flow of water. (They pay the water bill so this doesn't surprise me. I bet if they paid the heating bill I would have double paned windows!) The list of negatives goes on but I think I've covered most of the big things. I want to be objective in this review so in the interest of fairness I will give you some things that this place does right. Parking is rarely an issue. Only once did I have to park further away than I thought I should. I don't hear any of my neighbors in my apartment, although I do live on the third floor which helps. The landscaping seems to be kept up with. Like I said earlier, when you drive in it looks nice enough. The staff is very courteous and polite to talk to. The price is not too bad for the area. I like the layout of the apartment. They maintenance staff has always been very friendly. The garbage is close enough that it is not a pain but far enough that the smell is not a concern. At the end of the day this apartment does not meet my standards. I am currently examining what is involved with breaking the lease. If that proves to be too much of a pain or too expensive then I will definitely be moving when my lease is up. This really isn't the best time for us to move as we are expecting a child within the next couple of months but I can't stay any longer. That's about it. I hope this helps you with your decision.
