I've read all of the negative reviews listed here. Many of the complaints that people have seem to be related more to living in Ypsilanti than living in Flo-Mar apartments. Ypsilanti is not the safest city to live in. There are homeless people who will approach you. There are usually people out and about in the streets at all hours of the night. There are frequently intoxicated travelers making noise, and you will usually find cans and bottles left in your yard. This is definitely scary and uncomfortable, but I wouldn't really say it is Flo-Mar's fault. The only thing they could do would be to pay a security guard to monitor the apartments 24/7 and I guess they probably don't have the budget for that. This is the nature of the city of Ypsilanti. Also, parking sucks. This is true anywhere you go. The city is divided into areas and you must get a city parking pass to park on the street; you are only allowed to park in your area. Parking at any property is limited because the houses are all very close together. It did seem like a rip-off to have to pay to park on the Flo-Mar property, because in a "normal" apartment complex, parking would be included. But rest assured, if you park illegally in Ypsilanti, you WILL get a $50 ticket. However, Ypsilanti is also a great city, with its own unique and very active culture. There is a lot of great things going on in the city at all times, and it is a pleasant thing to become part of the community. If you're thinking about moving here, a few words of advice: buy some pepper spray, be aware of your surroundings, and lock your windows and doors. If you are being safe and prudent, there is only a small chance that something bad will happen to you. The apartment that I lived in was fairly nice for a college apartment. Many of my friends lived in places that were truly dumps (filthy, disgusting carpet, slanted floors, constant smell of natural gas), and my Flo-Mar apartment was not a dump. Many of the fixtures in the apartment were new or newish. They also seemed to be constantly renovating or improving different things. However, the apartments are not perfect and in our case I don't feel the management lived up to their self-proclaimed reputation. When we moved in, we were given a form to list any and all repairs or issues with the apartment. I was EXTREMELY thorough; the apartment was definitely not up to my cleanliness standards, which I attribute to the fact that Flo-Mar forces its tenants to do the move-out cleaning instead of hiring a cleaning company. Flo-Mar has stated in other reviews that they hire a cleaning service; if they do, they are really wasting their money, because our apartment was definitely not clean. There were toenail clippings in the cracks of the wood floors by the bathroom, the bathroom itself was definitely not deep cleaned, and the kitchen floors were dirty. I know what a clean apartment looks like, because when we moved out, I followed my cleaning checklist to a tee, including washing ALL of the walls, ceiling fans, windows and blinds. None of these things were done prior to us moving in. I also used a carpet cleaning vacuuum, and while the carpet did not visibly appear dirty, the buckets of dirty water proved otherwise. I was disappointed with their cleaning policies; I felt they were unsanitary and did not provide new tenants with a fresh and clean apartment to move into. I also noted that the kitchen floor tiles were cracked and loose; the management said that this would be fixed, but it was not fixed while we lived in the apartment. The apartment also suffered from an abundance of dust bunnies, and the air circulation was terrible; the upstairs received almost no air conditioning when the downstairs would be freezing. I had mixed feelings about the management. The original team that we leased from was very positive and helpful, Katie in particular. For whatever reason, they were replaced by a new team, who was definitely not up to speed. You can chalk it up to them being new, but regardless, the level of service was not the same. The owner did, in fact, appear to be a grumpy person. They do require co-signers up-front and without question, and I also felt that this was a silly policy, because at the time that I rented, I was a college graduate and no longer felt I needed my mother to take care of me. When I consider that we had a three bedroom apartment, the rent doesn't seem that unreasonable. However, when I consider the neighborhood, it does seem a little high. I also felt that there was a fee for absolutely everything. For example, the security deposit check is made out to all of the tenants; therefore, all tenants would need to be present at the bank for the check to be cashed. In order for the deposit to be split into separate checks, there was a large fee for each check. One of our roommates had moved back home to the west side of Michigan; there was no way we were going to be able to come together at a bank and therefore had to sacrifice part of our deposit in order to get separate checks. This is ridiculous to me, and an example of them just trying to make money. I did think that the maintenance crew was very prompt and also very helpful and polite. When we did request a fix, they were there right away and completed the job throughly. Overall, I had a pretty good experience in the apartments, but there is always room for improvement.
