I lived in Ashland Manor for 4 years, in a second floor 2 bed 1 bath hybrid where the 2nd bedroom could be joined to the den for a bigger, studio feel. I found it to be quiet, spacious, and reasonable. Most neighbors are starter families, young professionals, or graduate students, so they were quiet and always nice and respectful. The location is excellent, being close to Mizzou but away from any major traffic noise. It is close to a quarry trail where you can jog 3-4 miles. I never used the tennis courts which were in terrible shape when I moved in, but they were refinished and look good now. There was always empty parking available near my building, but other parts of the complex seemed to have more congestion so it may be unique to my location. I never had issues with mice, or bugs, or burning laundry or anything like these other reviewers mentioned, but that could be the 2nd floor apartment or just luck. The mold issue is real though, and the 1st floor is damp with a moldy smell so I don't recommend it if you have allergies. The snow/ice issue is also real, as I was here during that winter where no one could drive up the hill--though lots of people banded together and helped push cars up the hill when it was really bad.
Lots of reviewers bring up the landlady Verna. She is definately unique. When I moved in we got along great, but as some problems arose and we had some miscommunications our interactions became more strained. She does often use the contact against you if issues arise, so I recommend amending it liberally before you sign, and being aware of your rights as a renter during your stay. Start out being nice and polite of course and she will often respond in kind, but just be ready to get legal on her when necessary.
