The owners must keep her because she is able to ----- people and sleep soundly at night. Making them bucks! I can tell you when my bf and I moved, that apartment was cleaner than when we moved in. Kept our deposit cause "...the carpet will have to be replaced and the walls painted." The carpet was cleaned a day after we moved, by the same company they hire to clean the apartments!!! My bf and I personally painted the whole apartment, just too assure we would get our deposit back....NOPE! Now, we have an attorney...who has the receipts from the paint and carpet cleaning. Glad we took pictures before we moved in and once we were moved out! Advise from the attorney: ( WE ARE NOW SMARTER ABOUT RENTING) 1) Get requests and guarantees in writing from the office manager. NO GUARANTEE IN WRITING........NO $$$$. Get up and leave. 2) The pre-walk through.......take pictures preferably with a date stamp. The pre- walk thru paperwork........request a copy once signed by office manager. Attach the pictures. (Law states that you are entitled to all such copies of lease agreements) 3) Advise and record your conversations. 4) Verify in writing, request to terminate notice. Best to have your notice of termination to be sentcertified mail with return signature request. Now some complexes DO NOT pick up their signature request mail. So, also hand deliver a copy to the office...have them sign that they received copy (make two copies: one for you) 5) Make sure that all provisions for "retaining deposit" is clearly printed and agreed upon by you and the office manager---once again, signatures. Nothing holds by "...she told me" "....she said before I moved in" NO he said she said, GET IT ON PAPER WITH SIGNATURES!!!! 6) Did you know that you can back out of a lease within 24 hours of signing? If all paperwork is complete....and requests are not granted by manager (copies, ect) break your lease legally and immediately! 7) Make a list of your provisions as well. Noisy neighbors, smoke filled apartments, rodents, bugs, crime in same complex...ect. Have Office Manager agree to your provisions as well. Possibly terminating your lease without charge or getting you another apartment within the complex, but different building. THEY WANT YOUR MONEY.........MAKE THEM AGREE TO WORK FOR YOUR MONEY, PRIOR TO LEASING. IF THEY DON'T AGREE TO YOUR PROVISIONS.........IT IS A FREE COUNTRY, LOOK ELSEWHERE! Also, there are apartment complexes that are doing this "direct debit" from your checking or credit card for rent payment......DON'T DO IT! If you have "bill pay" from your bank.....DO THAT versus personal checks! Funny, did you know you can never find out who owns The Crossings? You are never to have the phone number...staff are advised not to release this information, they must go through the manager....which she denies instantly! Another provision to think about......request the owner of the complex phone number and address. Okay, Just FYI for you all out there!
