Maintenance: <br>Once you move-in, nothing will be repaired. Although management promised me that repairs will be done before I move-in, I still have the same taped blinds, dented walls, toilet leaks, and other problems I saw when management first showed me the place. I have made several phone calls and even have a maintenance request receipt but still no repair. <br> <br>Management: <br>1) Management is very rude and deceptive. Before you sign the lease, they seem nice and honest. However once the lease is signed, their true colors begin to show. I have learned that despite what management TELLS me, do NOT believe anything unless it is in writing. Management told me that my first payment was due the day I moved in, but on the lease they WROTE that the first payment is due when I sign the lease. Even when I confronted management about this contradiction in terms, they promised me they will not charge me until I moved in. However, on the day I moved in, I was greeted with late payment notices posted on my door (charges beginning from the day I signed the lease) and an eviction warning. This was not the welcome I was expecting after driving 8 hours from the midwest. Management eventually did concede to the terms they verbally promised me but the whole experience was horrid. They never admitted that they remembered these terms, eventhough I strongly believe they knew all along. <br> <br>2) Management has a strange case of amnesia from time to time. Whatever they TELL you, YOU put it in writing and get their signature on the document ..especially if what they TELL you contradicts your lease. I have recently learned that there is no written notification in my file of how the experience mentioned above was resolved. My file just have the two late payment notices and eviction warning. <br> <br>3) Beware of the move in specials. They will write the so-called "full market value" ($799) rent rate on your lease, then have you sign a written concession addendum which gives you the discounted rate($699). However if you terminate your lease early, you will need to pay back the concession in addition to other charges. <br> <br>Also, the "full market value" rent rate will increase after your lease is over. Management does not give any notices about the increase, you´ll find out after your lease is over. This is very important for those people who wish/are forced to extend their lease an extra month. <br> <br>4) You must give a WRITTEN notification 30-days in advance AND before the first of the month to terminate your lease. Eventhough the last day of your term is written on the lease, your lease is NOT over until YOU WRITE management a letter confirming the end of your lease. I had never heard of this type of open-ended lease until I moved down south. Although I called management and verbally confirmed my intentions to terminate my lease 30 days in advance, I was still required to stay an extra month because my notification was not in writing. I find it astounding and ridiculous that this 30 day written notification is a state law. <br> <br>Club house amenities: <br> <br>With exception to the laundry facilities, I was never able to use the amenities in the Clubhouse (ex: fitness room). This building was always locked (sometimes the laundry room was locked). The only time you will see the clubhouse amenities is during your tour. Despite what management says, the clubhouse is always closed and your house key will not give you access to the clubhouse if the doors are locked. <br> <br>Utilities: <br>If you live in the Duplexes, you pay for ALL of the utilities (Water, Trash, Gas, Electric, etc.). <br> <br>Unless you like watching only two TV channels (FOX and a very cloudy/static NBC), you will need to get cable. <br> <br>**If you work 8am-5pm during the week, you might want to take a day off or arrive to work late to register/pay for water and trash. These offices do not accept applications/payments over the phone or online and their hours are within the 8am-5pm timeframe. Since there are no payment drop boxes for these two utility offices, you are restricted to either going in or sending payments by mail (hopefully not through the Horn Lake post office since they close at 4pm)** <br> <br>I do not recommend this property/area to anyone. The worst feature of this property is management. As I said earlier, they are rude, deceptive, and negligent. Maintenance ranks a close second. The area itself is not convenient to people that work 8am-5pm. Government agencies (city hall, post office, etc), banks, utility companies typically close at 3 or 4pm during the week and all through the weekend.
