I moved to Raleigh from the Northeast recently. I found the place online. False advertisement. Bait and switch. It seems reasonably affordable till you find zero utilities are included. If you want a washer and dryer you need to pay a rental fee of $40/50 per month. There is no proper ventilation. The entire heating and water system is located in the Kitchen. Upon move in I found dead cockroaches, the Cooling system was busted (fan seized up and was constantly banging) and the plumbing in the shower was in pieces. No Carbon Monoxide detector. Only a basic smoke detector. The shower took 4-5 days to repair. It took 2 weeks to fix the AC. I complained 3 times. I said I didnt want to use it because the loud banging and I wanted to respect my neighbor downstairs. The maintenance guys came flying up banging like they were the police after my neighbor put in a complaint. The quick fix was to attach a 2x4. Ludacris. They then realized the whole system froze up which means a bad filter or low freon. The guy said he's lucky he saw it because the whole system was about to bust. That would have been a mess. The other maintenance guy told me he fixes the showers 3-4 times a day. Also he told me the heating/cooling systems bust open all the time in this complex. After having the place sprayed down for pests before I moved in, it was sprayed after I complained, then I saw 3 more cockroaches running around at night. This was before the AC was fixed. I told them I wanted another unit. Instead of talking to me they told the pest guy I was pissed off and to tell me everything is all right. The pest guy is my neighbor. The first cockroach I found I brought to the local pest company. They ID the cockroach and suggested I look elsewhere for a place to stay. The pest guy found a gaping hole with cockroach ---- on my patio right above my slider door. He told me likely they are coming through the fireplace. He suggested I get a piece of carboard and block the fireplace. The pest guy told me not to worry the cockroaches are harmless. He suggested I contact the office to have them put foam spray in the hole. Yaa right, like thats gunna happen. He noticed where the heating/cooling units are and said I should cover up all the loose connections coming out the wall cuz god only knows what comes out of it. He also noticed my door had the one single door lock. He told me I better put a lock on it especially around here. I'm a security cautious person. The management does not change the locks when new people move in. Its a cheap lock and can easily be broken into. I eventually reinforced the door with a chain lock. But even those you put your shoulder into the door and it pops open. The first few days I had the pest guy and maintenance come walking in while I was sleeping. My neighbor has a note on his door. "please deliver packages to the office. They are not safe here" I bitched at them the 2nd day after I filled out the move in inspection. I noted the AC broken, plumbing in bathroom broken, cockroaches, no carbon monoxide detector thats required by law. I told them right them especially with the cockroaches, i dont even want to move in. They were quick to get very defensive and said "no way. laurel springs don't have cockroaches." I'm a homeowner, I know that the law requires Carbon Monoxide detector. They said that it's a 2in1 smoke/carbon. --------. Ive had carbon monoxide poisoning before. Currently I'm experiencing all the symptoms of exposure. In the past bedbugs jumped on my clothes at work and I brought them home. Living hell. I had to throw everything out and at $500 a wack (2 times) the pest guy helped get rid of them. I suffer from anxiety disorder and I'm freaking out in my apartment. I refuse to buy any furniture including a bed. With the pests and being told the hvac systems bust, i'm not taking my chances. I won't buy any valuables knowing the crime/theft is high. I'm buying a carbon monoxide detector. For their sake I better be wrong. They told me they would knoxk off $250 off my first months rent. I paid full months rent up front overlooking the $250. It was an easy mistake. Not to sure if it's just Laurel Springs, but they required me to buy a $50,000 renters insurance. It was difficult to get it because many places said they do not deal with Laurel Springs. It all makes sense to me. They make you buy insurance because of theft and the HVAC. It's going to be interesting when I ask for the discount applied. I'm not raising to many concerns because I plan on consulting a lawyer. The livings standards are not acceptible. Stay far far far away from this place. This place is a spitting image of the projects in my hometown. The only positive thing is the location. I'm moving out of here as soon as I can. They never gave me a copy of my lease (makes me question why). On the check list I left many things unchecked and voiced my concerns. I only signed it because I was new to town and had no where else to go. I smell lawsuit. I know management reads these reviews. Thanks
