Bad Quality of Living at Wakefield Glen

The Pros: 1. Average to slightly-below average rents. 2. First appearance doesn't look like high-density population. 3. The floor plans are more spacious than average apartments. The Cons: 1. The owners, the Connor Group based in Ohio, own 17,000 units in multiple states. They're in it for the money. So, they have lots of little fees that they have renter's pay adding up to over $70 more per month. Garages are $125/month extra. You pay for pest control, trash, a "recycle admin fee" (whatever that is), stormwater fees (for what?), a "sanitation" fee (again, for what?), and to top it off, you also pay a mandatory "Service Fee" (for no reason at all... they just want more money). Have a pet? You have to pay a deposit PLUS a monthly pet rent! Then, if you pay by a debit card, add $3 more. Just do a Google search and see what you find: the connor group scammers. 2. You MUST purchase Cable TV and internet from them for $99/month. It's not included in the rent. And, you must still pay Time Warner for each cable box you want to rent. If you want phone service, that'll be more money, too. 3. You will hear your neighbors. If someone lives above you, be prepared to hear thundering footsteps. If someone lives below you and turns up the bass, you'll feel you're living in a boom box. 4. People who park may block you from leaving your parking spot or garage. Tow-aways have to be done by you. Wakefield Glen gives the offenders 24 hours before they'll take any action. The clock starts ticking only after you've reported them blocking you in. The parking lots have been used for commercial parking. Some people take up to 5 spots with the heavy equipment they tow behind them. You have to get your spot early in the evening or you'll have a hard time finding parking. 5. Wakefield Glen does provide dog poop stations with bags. But, there is poop all over the place. On the sidewalks, on the grass right next to the poop stations. There is urine everywhere, especially in the entry walkways. The poop stations are never emptied regularly. It frequently takes multiple calls to have the poop stations emptied. In the summer time, it just stinks. 6. The furnishings are below-average quality. The carpeting hardly lasts even a single year without deep wear marks. I've seen people who had multiple big dogs move out and Wakefield Glen didn't replace the carpeting for the next tenant. Yuck. There is concrete under the carpeting. My unit has crunchy sharp things under the carpet... I don't know what it is, but it feels like they didn't clean up waste material before they laid down the carpet. 7. The appliances are small: very small refrigerator with bouncy wire shelves. No microwave oven at all! Stove and dishwasher are the lowest quality if you'll compare them to what is available at your local big box hardware store. 8. The staff have rotated here at an unbelievable rate. Most last less than a year. Complaining to staff is a waste of time. Rules are not actively or uniformly enforced. 9. During heavy rains, the walkways have frequently flooded to 4 inches or more of standing water. They finally put in some ugly drainage ducting that dumps the water in the front of the building. But, now there is standing water in the ducting leading to mosquito problems. 10. I regularly hear fighting between tenants. There have been many evictions. 11. Annoying speed bumps. They are necessary, though, because otherwise the high traffic might become even more dangerous.
