Highly recommend that you send your rent via certified mail. I noticed that when I mailed money orders everything went fine. However, on 2 occasions I sent personal checks and I was charged bogus late fees. I questioned management. They wanted to know if I had proof that I mailed them on a certain date. I was like yes where are the envelopes they came in...a dead silence. I was told that they would call me back once they had a chance to review my account. Well its been 2 yrs since these incidents occured and I´m still waiting for that call. <br> <br>Accounting office told me that they retrieve the mail everyday from the PO Box. Well, once I started sending the certified mail there was a Bank of New York picking up the mail from the NY-POB. This is a third party...so who´s responsible for applying the late fees. Parkway Assoc nor Maple Gardens was retrieving the mail...something to think about. <br> <br>Recently they changed the POB location to Newark. I always send my rent on the last day of the month but I noticed that it takes anywhere from 3-4 days from the date of arrival for them to pick it up from the POB. <br> <br>Its really the landlord and their assigned parties that are late picking up the mail but if you don´t have proof of an arrival date they will apply a late fee to your account. Paying the extra $4.00 plus/month for certified mail and return receipt is very well worth it. <br> <br> The plumbing is awful, experienced a sewage back up once. All the waste from the top floor (10th fl) on down must pass through my line to reach their destination...Gross Right. Almost had another back up recently. When the first incident occurred we were told that the pipes had been changed/fixed...apparently not. <br> <br> Every December, tenants receive a security interest check from the landlord´s bank. I´ll like to know why is the landlord charging a fee to the tenant for the security interest. IE...your check maybe for $5.00, the bank statement shows accrued interest $15.00 but landlord´s fee was $10.00. I´m going to speak with Parkway Associates. As I do not recall seeing this fee in the lease agreement. We pay a 4% rent increase every year. And upon lease renewal you must pay an extra security deposit based on the new rent amount. So why are they invoicing us again at the end of the year. opinion. Is this legal? <br> <br>They didn´t contribute to my security deposit when I moved in so.. why are they making money from it? Not only that, the bank or PA will send you a 1099 statement to file with your taxes showing that they paid you $15.00 in interest. This is incorrect, since the bank is sending a percentage to the landlord. I spoke with the IRS and was told to file the actual amount of the check and not the amount listed on the 1099 statement. <br> <br> There was a flood above me which damaged my living room walls. It took an entire year before they came to repaint my living room. <br> <br> Parking is VERY TIGHT...be careful when they tell you free parking is available. Actually, its on a first up first serve basis. <br> <br> HEAT.....you have no control and previous winters we had to complain often. <br> <br> I´ve met a few previous tenants. I was told that its very difficult getting your security deposit back when you move. If possible take pictures, record everything, and attend the final inspection. <br> <br> Overall review, Its time to move OUT!!!!! <br> <br> <br>
