Where do I start... "Everything that glitters isn't gold". They look nice, their new, their modern, BUT the owners are complete scammers and the complex is over priced and not worth it (BEWARE OF HIDDEN FEES/ COSTS).
Excatly a week after I moved in, the property changed management companies (remind you the place just opened), so every staff member changed, except the maintenance crew.
Now they CHARGE RESIDENTS $25 A MONTH FOR PARKING. I have lived in Vegas for 6 years and NEVER heard of this. The thing that makes it so bad, when we signed our lease parking was included in rent. A few weeks later, after I moved in they started charging, in addition to rent, for parking. And if your wondering that $25 is a carport, NOT a garage, a garage is going to run you $100 a month. And if you don't pay, you have to park in guest parking or they'll tow your car.
BEWARE OF HIDDEN FEES: In addition to rent, parking, basic utilities (power), The Venue charges you separately for water usage, sewer, trash, and administration fees. Oh and if you pay these additional charges online, you have to pay extra for that too. Remind you everywhere else these fees are normally included in rent.
Likewise, rental insurance is mandatory to live here and they make you get a policy with $100,000.00 minimum of liability coverage.
Some other things: I did have an appliance break in my unit, they fixed it. Outside they have a problem with pigeons, a lot of bird mess.
READ MY WARNING, THEY LOOK NICE, IT SEEMS PRETTY COOL BUT YOU WILL BE SORRY IN THE END. SAVE YOUR MONEY, BUY A HOUSE, OR RENT SOMEWHERE ELSE. I WILL NOT BE RENEWING MY LEASE HERE!!!
