Do not live here. Seriously rethink this choice.
We live in blding 600 which has had elevator problems for the entire time (1.5 years) we have lived here. The are near riots in the lobby because the tenants are so frustrated. The blding is now doing repairs on the elevators and taking each one out of service for a total of 36 weeks, leaving the 35 story blding (490 apartments) with 1-3 elevators. In principle, there should be 3 elevators, but often one is broken and/or the other elevator is out for moving or garbage collection. The management is totally unsympathetic and unhelpful. Only after a petition drive and consultations with lawyers did the management hire a new elevator repair company.

You think that the rent appears lower than the neighboring bldings? Well, heads up on the electric heat which uses 3X as much energy as an air conditioner. And it can get pretty cold and windy in Battery Park. Also, you do not pay directly to Con Ed but to the LeFrak management and it appears that they make some money from that arrangement. When you considering renting and inquire about the approximate electric costs in the winter, the real estate agent is very cagey and won't answer the question.

Other issues you might consider- how about garbage collection right below your window at 6AM on Sats? It's a large blding and the collection lasts about 30 min. The laundry room is regularly crowded, despite what our real estate agent told us "oh, its never a problem" and several machines are often broken. And hot water in the early morning? At least 2-3X a week, we don't get hot water. But try telling management that: standard response "we haven't heard that from anyone else"

And what seems to be a quiet neighborhood translates into no retail choices, eg, one overpriced, crowded and dirty Gristedes and not many other food options, unless you like suburban-style restaurants with mediocre food.Share This Review
