I have lived at Orleans for nearly two years and was initially very happy with my apartment, despite the (slightly) overpriced rent. I was willing to pay a premium for a quiet, professional, and safe community. For the most part, Orleans is exactly that. My only complaint in the first year was that two issues that I noted with the complex maintenance guy on the day I moved in were never addressed, despite a promise that it would be taken care of within a week or two (they were backlogged at the time, and it wasn't an emergency). Despite the imperfections, I was still content with my apartment because it was very quiet and safe, and for the first several months, I found the office staff to be very friendly and helpful.
Unfortunately, the leasing consultant that I dealt with has since moved on to bigger and better things, and the new team, along with the complex manager are not nearly as pleasant to deal with. Exterior/community maintenance has also been going down hill in 2013. The car wash area was not turned on for the season until late June, the fountain in the center of the complex is no longer functional, the grass outside my apartment was allowed to grow until it was literally 6 inches long and is full of weeds in the middle of July, and the car vacuum has had a laminated note on it for 2 months saying that management is aware that it does not work, yet it has not been fixed.

Leases automatically renew with an automatic rent increase every year unless you give 60 days notice. If you want to renew for less than 12 months, it will cost you an extra $100/mo., on top of the yearly rent increase.
