Resident 2003 - 2004

1/29/2005

O.k., I've actually been here into 2005 and am moving at at the end of this lease.

Here is the positives:

1. Repairs are done quickly, unless its something that they can charge you for when you leave.

2. The facility looks nice on the outside.

3. The staff is really nice. Although not very helpful and completely inflexible.

Here are the opportunities:

1. My lease renew was exhorbiant. I went from $950 to $1100 on my lease renewal. This was kind of shocking to me as I knew 5 other people who were looking at renewing at the same time, 3 in smaller units and 2 in larger units and their lease only went up by $50 a month. Then it was really annoying to find out that I had new neighbors who were only paying $800/month for the same unit.

2. Water/garbage and some misc stuff are included in your monthly rental payment. These charges have a tendency to change by 30% or more a month (never down). If your monthly bill keeps on going up by $3-$5 a month, you have to go into the office and have them help you understand why the charges would increase so dramatically. Its amazing, but after you do that, your charges will freeze at whatever level you questioned.

3. They are very rule oriented. They have a rule for everything and justify their actions with these rules. The latest rule is tha if you are parking your car in "open" parking i.e. non-assigned parking on La Salle premises, you have to move your vehicle ever three days or they'll have it towed. This is just an annoying rule to start out with. Yet, what makes it more exciting is that they usually implement rules without telling the tenants and then wonder why everyone is up at arms because their vehicle is getting towed.

4. Now if you have to travel for work and need to leave your car parked at La Salle, where you are renting, please think about paying for covered parking... Granted, it will probably be covered parking on the other end of the apartment complex from your apartment, but its better than having your car towed.

5. Other annoying rules... remember those charges that I mentioned in item #2: water, garbage, etc. Well, lets say you have to travel for work, drop off a rent check in the nightly deposit, and head-off. They'll tack an eviction notice up on your door for that $3 you were short on your $1,100/month rent. O.k., to make this process even more efficient, you can't have a friend go in a pay the fees for you in check or money. They will only accept the money by certified check from the person on the lease.... huh... EVEN though your friend is renting another unit at their complex and pays them by check for their rent on a monthly basis.

6. They are always doing repairs on the place, always entering your residence for something or another and they require permission to enter over a period of time, like a week. "We're going to be checking the fire extinguishers and will enter your apartment solely to check these over the seven day period between xxxx to xxxx.

7. Whenever they paint the exterior, they always paint your car. So, make sure your cars have heavy wax on them so you can easily get the paint off.

8. I don't think they used insulation when building these units. On each floor, I can show you where to stand so that you can feel the wind from outside come through.

9. The carpets are definitely low rental grade with three pound pads that disintegrate in six months. So now I have a thin veneer of polyester over the floor.

It just goes on and on... So, you've got to kind of think through what you value when your renting. I value being left alone and being able to utilize the facilities without excess, expensive, rules. If that's you, this probably isn't the place. If you want to live someplace for awhile and know what you have to pay every month to live there, this probably isn't the place. If you expect your lease renewals to go up by less 15% a year, this probably isn't the place for you.
