You take the good, you take the bad...

All the reviews I skimmed below seemed like hyperboles at either end of the spectrum--my husband and I moved in last November (it's now August), and have a few complaints but otherwise figure it's as fine a place as any to live. Fleas have become an issue in our apartment, too, but we think that may just be because of all the stray cats roaming around. There are at least ten that show up regularly outside our door, and as we're an end unit nearest a dumpster, they often sleep/hang out along the walls of our space for warmth and/or shade. However, the complex does retain the services of an exterminator who makes weekly rounds without charge if you sign up. The appliances are fairly old, but it's not like we could afford new top-of-the-line machines ourselves, nor do we want to be charged for the complex installing them (you know those sorts of upgrades just get spread out and everyone ends up charged higher and higher rates for them). Plus, when our dishwasher was leaking and the disposal was acting up, the maintenance guy looked at them and just went to get replacement bits that they keep in bulk on hand *because* they know the machines are old. Took less than an hour, including his trip to get parts and back. It is a very convenient location for all sorts of walking and close driving access to just about anywhere, so close to the highway. The creeks and fountains are really nice, but just after we moved in they shut a couple of them down and assured us that they would be tastefully landscaped to make up for the lack of water--they pretty much just filled the creek beds with rocks and planted a couple more bushes on the edges. This was really disappointing because part of why my husband chose our particular unit was the white noise it would provide just outside. And there was an issue about noise--we were told that our courtyard was fairly quiet and child-free, but either they were confused or a whole bunch of families moved in over just the month it took to get everything settled, so now there are kids screaming a lot of the time, which is especially awkward because my husband works nights and only gets to sleep during peak screaming hours, though that particular detail is out of the complex's control. The sprinklers run every night to keep the grass green, which is nice, but the weekly landscaping/mowing is very irregular and can cause a bit of inconvenience with the unpredictable noise and allergy issues. But at least they keep things looking nice. And I know there have been dog-mess issues here and there, with plenty of fine-warning notes about, but in our courtyard at least they're fiarly rare and people clean up fairly well. It is a little disconcerting, too, that a certain few vagrants go through the dumpster areas almost daily to collect cans and bottles to redeem at the Lamb's across the fence. They don't seem the dangerous types, but I know I'm a little uncomfortable taking out the trash when I find someone over there... Maintenance is fairly responsive, though, and generally know what they're doing; plus they have the policy of I think a free month's rent if they fail to show or give notice within two or three days of written request. We did have a few cleanliness issues at move-in---a bit of dust and a few cobwebs in the window corners. The worst was the guest bathroom, though, which def seemed to have soap scum in the shower. Plus after scrubbing the master bath's tub, a bunch of the caulk flaked off to reveal heavy black yuck. For all the outside noise problems, we only really hear the building-neigbors when they drop something big or we're obviously right against the same wall and they talk/laugh loud. The upstairs neighbors keep dropping cig butts into our roses, but it's my own fault I've not said anything yet! Parking's pretty great around our unit--always plenty of fairly convenient extra spots available beyond our assigned covered spot. I've seen some people able to walk straight into their back doors from their parking spots, though our unit doesn't have a back door. The lighting's good for the covered spots, but only scattered for the rest, which can get a little creepy. All that said, it is our first experience in an apartment so we didn't know what to expect, but we certainly feel we're getting about what we pay for when you get down to square footage and the relatively cheap rent. It's not perfect, but perfect's not really they job--liveable is, and they also provide convenience and cheerfulness to counterbalance the problems.
