The first things that drew me to these apartments were that (1) they are pet friendly (relatively difficult to find in this city) and (2) the buildings have some character to them. I really liked the 9' ceilings, the older trim around the doors and the incredible amount of light that comes in from the numerous windows (some on each exterior wall). I appreciated the newer windows in the apartment, and that they were the kind that could be unhinged to clean the exteriors. Toward the end of my lease they installed some dog "waste stations" in the common green spaces behind the apartments. This really seemed to help with the previous problem of people not picking up after their dogs. A downside is that many of the renters are not responsible pet owners and allow their dogs to run outside off-leash when they are clearly not well-trained dogs. The apartments are just a short walk from the arboretum at Frontier Park which is nice for walking the dog and taking in a concert or playing tennis. Noises can definitely be a problem. There seems to be very little insulation or soundproofing in the floors so I could hear every foot fall of the people in the apartment above me. I could also hear when their alarm clock would go off and noticed that I could even hear one of my neighbors snoring at night. There is also an insane amount of noise from the trains that are running 24/7. Even though they are a few blocks away it sounds like they are right in the apartment. If I was talking on the phone, people on the other end would comment that they heard the train whistles too. It also seems to be under the flight path of the majority of planes as they are coming in to land. I would agree with the reviews of others, the basements are spooky and I would not recommend doing laundry in them. There is a great, clean, well-lit laundromat off Grandview Dr that I would recommend making the drive to. The heat was definitely hard to regulate in the winter, as it was not central heating but one large heating unit in the living room (for the entire apartment). I needed to add a infra-red heater to keep the bedroom warm at night and to heat the bathroom in the mornings. Not all of the units have air conditioning either, which is not needed often, but definitely an added expense to get your own air conditioners. I found Stacy and the other staff to be knowledgeable and helpful. The apartments did not seem particularly well-maintained and the finish work was definitely questionable. There have clearly been water leaks over the years and there was at least one in my apartment during my stay. It seemed the leak was repaired and then the plaster/drywall just painted over rather than taking steps to ensure that mold was prevented for future residents. The muddy gravel/dirt parking lots were a pain but typically could park on one of the side streets (which do not have restricted parking even during the winter). They did charge for professionally cleaning the Berber carpeting when I moved out, but the rate was more reasonable than quotes I had received from cleaners in the area. I was told I could have it done myself, but that they needed proof (copy of the receipt) in order to not charge to have it done again when I moved out. I got back the remainder of my security deposit, despite having some holes from where I had hung artwork, etc. Despite the looks of some of the surrounding areas, I felt relatively safe during my stay. I think that this apartment complex has a lot of potential, has taken steps to address problems and will likely continue to get better over time. It would be nice to have recycling available to prevent the dumpsters from overflowing every weekend. I thought the price for the apartment was fair, and if it were not for all of the noises and potential for mold from past poorly repaired water damage, I'd consider it again.
