I would not suggest this place to my worst enemy. The management is very poor. If something breaks down (which it will), it will take months for it to be replaced. They have pest control, but I think the guy has water in the can. You will need to invest in your own pest control if you don't want any bugs because there is alot of trees around that draw roaches. If you have a late model veh or a veh that you care about at all, this is not the place for you, because the limbs and pine cones from trees are going to beat up your car. If you ever plan to have a gathering go ahead and cancel now, because with their limited parking your guest will have to hitchhike to get to your front door.They also have inconsiderate neighbors that will dent up your veh with their ragady car doors and let their animals poop at your front door if they would like, instead of using the pet walk as suggested. The community is pretty diverse however there is alot of prejudice people that live there. White and black.Before I moved away from there I was afraid that I was going to have to wear a hard hat because the floors and ceilings are so old that they creek on every move. I thought that the ceilings were going to come crashing down on me at any time.It's in need of a good renovation. We requested two ceiling fans, there answer was no, but didn't have a problem telling us our rent was going to go up by $50.Keep in mind that our rent was paid on time, we were not noisy neighbors, but we could never get anything that was requested of them w/o waiting several months. The only good thing I have to say is that they have large rooms, but There are newer and better places where the management actually cares about your needs that will be very close to the sq feet that Branchwater has, but at a better price. With that being said don't cheat yourself, treat yourself.

This very unhappy person had an ax to grind. He was evicted for not paying his rent and is paying back the management.
