I agree MaryLou is so nice until you sign,then if you have a problem the only time you get anything done is if you put it in writing, you can ask and ask til your blue in the face to her or Gus {LOL} the so called maintenance man from Boston, the only thing he knows how to work is his mouth, and get out of doing a real job completely, he does everything I have seen half ass,I should know, when I was growing up I assisted my Dad with repairs around the house, the kind of repairs Gus makes are just patching jobs. Gus will tell you how to maintain your drain with Chlorox and several boiling pots of water once a month down your drains, because all the apt drains are shared so if your neighbor has trash or grease go down the drain you suffer, water backs up in a heart beat and then they come over and dry-vac and leave it for you to dry-vac some more if it is need. Please I'm the renter, not Maintenance. Hey here is a BIG IDEA!! How about doing a ck list pre-new tenant of the regular major maint. problems like clean the drains in the tub and sinks, then the A/C drains, re caulk the tub and windows because the mold u bleached out comes back after the tenant moves in and caulk doors were needed cause its old and the building has settled and they're big cracks and bugs get in, fill in all the holes in the walls were wires and pipes go in so that the neighbors bugs and the ants stay at the neighbors, most of the holes you can't see because they are behind appliances or under the sinks, move the refrigerator and stove and clean under it when u clean your apts, ck your hot water heater and make sure it is up to code and so it does not flood yours or your neighbors apt. Recheck your outlets make sure they are all functioning before the tenant moves in.Update the tiny kitchen cabinets so the luxury statement matches , update the sliding closet doors that fall off the track all the time. These little check-up are major headaches to the new tenant and to poor old Gus. But that is the way to give that luxury statement some validation. I just believe in pre medicating a problem before it happens. Give your tenants some guidelines/heads up, not all are using common sense, some may need to have it in writing, only because no one every told them. LOL

is this a post about maintenance education or what, i dont know what the hell you are talking about. is this what maintenance should do or the tenant.
