I moved down to alabama last year from MI to join my husband, I find that Colonial Grand did have some problems when I got here as far as ground mantainance, dog clean up and in apt maintainance. However these things are not uncommon in apt rental and the renter must beware. They would not replace a horribly pet stained and rank carpet in the first apt we looked at. They did provide us with a different apt of the same size with fewer problems. The new management has also been very attentive to all issues that I have raised and is very willing to work with me (having two family memebers in the apt rental business I am a difficult tenant and expect alot from my community.) I wrote a letter to the previous management last year about the dog problem. The new management has taken positive action notifing tenants of penalties for non clean up and placed dog disposal stations. Also the grounds have slowly been improving with new gym equipment, regular pool maintence and better responces to in apt maintenance needs. As far as bugs or rodents. I have never seen a rat, only stray cats. Rats don't show up unless you provide them with a food source and the roaches mostly keep to themselves but in the south they will try to get in to the cooler climate of your home. The office will set up pest control if you ask but you have to tell them you have a problem. I am staying another year. Yes my rent went up but it was not very much ($10) and if you have lived in apts before you know it will unless you are ready to negotiate and they are willing. People will always have something to complain about but this complex is one of the better ones I have lived at...curtious, responsive and willing to listen. The new managment team is doing a good job...so far...
