It looks good on the outside, but on the inside this place is rotten (literally)!

I am consisdering a lawsuit agaist Colonial properties (Colonial Grand at Mountain Brook). I too received a charge for the carpet when I moved out on Jan. 31. I moved out of apartment 3316 Summit Dr. and last week I received a call that I owe $820 for carpet. I did leave one place in the carpet damaged and I would have rightly paid for this 1X3 chemical spill at a reasonable price. The finance person told me that since one area of the carpet was damaged that carpet in the whole unit needed to be replaced. However, I was told by the maintenance to cut the carpet out and then was given carpet to replace it. The finance person said the carpet in the apartment was new when I moved in and I damaged the new carpet. I was never made aware the carpet was new. I moved out of 3406 into 3316 because my water in the bathroom came on two times in one week when the waterwas turned off. The first time the water ran for 8 hours while I was at work. I called the emergency voice mail, but no one returned my call. I ended up calling the maintenance guy because I had befriended him and he had given me his # if I had any problems. The second time my apartment flooded. I requested to move out and was compensated $280 and they said theyw ould waive the new move in fee. Whuppte do. They were helping me out. In addition, I had to use the $280 to reconnect my cable and power. The day I moved in the new apartment I was washing my dishes and water flowed out all over my kitchen because the pipe under the sink had broken off. In addition, the staff in the office did not charge me a deposit and offered me an apartment at $639 a month. They called it a special. There is no evidence of the special in writing, but records do show that is what I paid for rent. I did benefit econmically from this, but the more I talked to tenants they were not getting the same deals. Morally, I do not think this is right. The market value of my apartment was 800 and then when I resigned my lease it was 830. I do believe this apartment complex is using race,class, gender discrimination. Me being a male might have played a part. Furthermore, the last week I lived in the apartment I plugged the smoke detector backed into the ceiling (had to take it down because every time I cooked it went off) and it shocked 120 volts into me. I was knocked off a chair this in turn flipped the breaker on the right side of the apartment. I was was never late on my rent in the two years I lived at CGMB, but now I am getting screwed in the end for being a good renter.

P.S. 3 Laundry washers stayed broken for 3 months before being fixed!

Run from this place! Great location, but awful staff and construction of building.

I agree, the mgmt is a bunch of crooks. They dont have a clue!!!

The management must get a bonus everytime they successfully screw a tenant/customer out of money.
