Parking: Sometimes had to park a few spaces down from the front of my building, but nothing crazy.
Noise: I was on a terrace level, and never heard any noise from above me or to the sides.
Grounds: Groundskeepers of questionable alien status kept the place looking fairly good.
Safety: Lighting was OK... not great. The gate is ALWAYS open. The Main gate, the Visitor gate, the Exit gate... one of them will most certainly be open. People enter through the exit gate regularly.
Construction: Countertop construction was beyond shoddy. Doors and electrical gang-boxes are very poorly insulated and insects regularly find their way in through cracks around the door, around the edges of light switches, vents, etc...
Maintenance: Any time we had a problem, they had someone out and he fixed it on the spot the same day. Nothing negative to say here.
Staff: Difficult to deal with. They have a package room that was locked when I first arrived, but as the months went on the package room started to remain unlocked and open at all times. The staff also quit accompanying you to the package room to check to make sure you signed for it. Colonial Grand has shifty water bill policies... you will be paying at least 35$ no matter what you use. I called them on it, because this is NOT detailed anywhere in your lease, and called them thieves. Emma (what appears as the office manager) couldn't seem to comprehend how charging people for things they don't use isn't stealing. Also, because of inner-office communication problems, I lost my move-in date at another apartment I was moving to because a) They refused to reply to a fax that stated that I did indeed live at the Colonial Grand at Riverchase Trails until I gave them a notice that I was terminating my lease (!!!), because "they just don't hand that stuff out to anybody." HELLO, I'm standing right in front of you, giving you my permission. b) After giving them notice, they said they would send the fax that day. c) A day passes, and I ask if they sent the fax that day. "No," Emma said, "you need to give a notice of lease termination first." UGH, I did that yesterday! Turns out the person that handled that for me never told her, so she sent the fax back saying I didn't live there. I lost the move-in date I was looking for and had to reschedule because these people don't seem to be able to communicate.
Overall: I would have recommended it when it was The Grove, but due to staff changes, policy changes, the gates always being open despite paying for a gated community, bug problems, and a closet sized weight room, I would tell people to pass on this one.
