I was a resident at Park Place for 2 years. In that time, there were at least 4 or 5 different property managers. When I moved out, my security deposit was not returned although I left the unit in great condition and ALWAYS paid my rent on time. They didn't return my phone calls and when I met with the property manager (who I had never seen before because she had just started there), she was very rude. I even called the corporate office in Atlanta and they never called me back. Finally, I took them to Jefferson County Court and filed a claim. They never answered the claim and didn't show up for court so I received a default judgement against them. Over 4 months after I've moved out I'm still trying to collect my security deposit because they won't return my phone calls even with a court order! I know my way around the legal system and it probablly cost me more in time (not to mention coming back and forth from Atlanta to Birmingham to go to court) than the actual value of the security deposit, but I pursued this because of principle. Park Place houses a lot of low income families. If they will do this to someone who has the resources and education to fight them, imagine what illegal and underhanded things they will probably do to the disadvantaged. There are plenty of nice places to rent downtown Birmingham. This is not one of them. They defy the legal system and do not respect their tenants, especially those tenants who have been respectful to the property and followed all community rules and guidelines. 3mPoZ6gGN6wTPgNi4L2C

I completely agree with this person. I too am a resident of Park Place and have been for over two years. The management is horrible and they care nothing about the tenants especially those they pay full price and never complain. I cant wait till my lease is up to get out of the miserably failed revitalization project of Downtown Birmingham and Park Place Apartments.

here here! I agree! I have written several reviews on here and I too have emailed corperate and have NEVER heard a peep back from them. Management is HORRIBLE. They also have scammed MANY tenants by reducing they're rent in the computers but leasing units for more...therefor pocketing hundreds each month off of EACH tenant...who knows how many they have done this to! I only happened to catch them when I asked for a print out of my information and they had me in the computer system as paying them six-hundred something each month when really I had been leased as paying seven-hundred something!! I wonder whos pocket my extra 100$ or more was going to each month. People that live at Park Place need to rise up and have something done about this hellacious management!

Ditto. The apartments are great; management has not been. I too have written the corporate office, ~4 months after I moved in during 2005 to voice my concerns re: several issues as well. Unlike others,I did receive a return call and letter, and intervention from the corporate office. The issue of late was the gates which were activated (after 2 years of inactivation) without providing all tenants with remote controls. As a tenant, you are in competition with the downtown commuters for parking, so the gated private parking area is a panacea during the day; activating the gates without informing the tenants, and without providing the remotes was an extremely poor decision by management. Unfortunately, it took several weeks, likely several complaints (in addition to mine) to finally get the gates re-opened. During that time the gates were actually broken down on several occasions, probably by frustrated tenants unable to find nearby parking during the day. Needless to say, I do feel for the sole maintenance person recently fired, because it does appear that he was the only one servicing the entire complex.
What is of concern to me at this time is that I too am aware of something that seems out of the norm regarding the rent; my rent has not gone up since I've moved here (been here three years), and that has never occured at any apartment I've lived at for greater than 1 year. I can explain the first year, but not the rest. I too am one of the educated "full-price" tenants (paying greater than $900/month), and I was aware of the price adjustments for the lower income tenants when I moved in. The comment above regarding scamming is interesting. I don't know if it is true, but I must say, re: the going's-on in Birmingham, it wouldn't surprise me.
I'll end by simply saying the apartments are great.
