Just found this site...wish I would have known about it earlier!
Overall, our stay at the Parc was relatively good. We signed up for a 3rd floor, 2BR unit with a sunroom in a secluded section of the complex that was relatively quiet - the unit had a tv in the kitchen and spacious rooms, however the carpet was pretty disgusting. We signed with a pretty good deal as the unit had been unoccupied for a period of time.
The maintenance staff was somewhat responsive, but seemingly overworked...you may need to call a few times to get work orders filled.
The property had several desirable amenities that most surrounding complexes didn't have - nice fitness center, computer lab, car cleaning port, cappucino bar (which is no longer there...don't know what happened), entrance security cameras with footage viewable from apartment unit (which I assume is why we had to use Mediaworks for cable).
I was disappointed with the following:
- excessive bugs in apartment throughout duration of lease - apartment had ants (at move in, went away after spraying), roaches, and centipedes. Beware random holes in the wall and ceiling or gaps around your front door.
- lack of insulation in the walls - they are apartments, but when it's possible to hear somebody talking in the hall from the furthest bedroom, something is up. The windows, although double paned, are more just a pain in the ass.
- enforcement of policy on picking up after pets - the area around our building is the hangout for dog-walkers that didn't have poop-bags. They need to sell bags to residents who have pets, or include it in the cost of the pet deposit (non-refundable $400...way overpriced and doesn't appear to cover anything).
- The high morale staff - Cory, Lindsay, Lisa, and especially Justin, always offered great service, however half the crew i signed up with have left. This doesn't mean that all the new people are bad, however there's a learning curve to take into consideration and it's less personable seeing new faces who don't know you from the next John Doe...this kind of takes away from the "luxury" they sell. Their employee turnover will affect current residents like me who are on the fence about staying or moving on, and new residents 6 months down the road when the office is full of newbies.
I would recommend that anything you negotiate for your lease, deposit, or even rent payments, get some sort of receipt or something in writing because its obvious the crew onsite has no authority to make any empowered decisions...their word is worthless. Also, read through and understand what you're signing up for in the leasing contract.
If you're unswayed by this review, then now's the time to lease with them as there's an over-supply on apartments and they don't seem to anxious to solicit business other than get lucky on walk-in customers. There's no reward for your referral business.
