i have lived at the parc now for over a year and half and I can tell you it has truly gone down hill. I actually lived here about 4 yrs ago and was so impressed the first time I decided to come back but its not what it used to be.
I have complained to no end about the damn DOG ---- that is everywhere. NO ONE cares in the office and NO ONE that lives here with the damn dogs are classy. Big cities actually clean the crap up instead of leaving it around for people to step in and track into their car or apt carpet. It smells SO bad in the spring/summer b/c the poop heats up in the sweltering sun.
I dont think they do a good job with landscaping or keeping the place well kept appearing.
There is never anywhere for me to park at in front of my apt b/c they dont dedicate certain parking for residents OF THAT PARTICULAR BUILDING! Talk about annoying.
I CANT stand how the front doors of the apts shut. Everyone is completely selfish and just lets their doors slam EVERY time they go in and out of their apt instead of very easily grabbing the doorknob and shutting the door like a normal, respectful neighbor. It shakes my furniture its that loud. Is it really that hard to think of others'
They hardy EVER clean the breezeways. They need to be pressure cleaned atleast every other week and they really need to be painted to avoid looking so trashy. I cant stand people leaving crap in the breezeways or all over the balconies b/c it looks trashy.
Inadequate parents dont monitor their kids from going into the computer lab and b/w them and the nasty guys that go on their too....there is porn everywhere on them. Half of them dont work or the printers are screwed up. and the fancy coffee bar was shut down.
The "gated" entrance is a joke. All anyone has to do is wait for someone to open the gate and then follow them in behind them b/c the gate does NOT close after each car. How is that secure' It sure doesnt make you feel safe.
But for no other reason than the damn dog ---- everywhere I would say, DONT MOVE HERE!
OH MY GOSH.....I forgot the other biggest problem with this place.....the crappy cable company that they stick you with. Its called Media Works...its some no name crappy company that has NO digitial cable, NO HD, NO On Demand or PPV, they dont carry some common channels that i like to watch, the reception sucks alot of times, forget trying to watch any tv if its raining b/c it says "no signal" on your screen, and I had gotten a new TV and realized that when you get on one channel its so loud it hurts your ears but when you change to another channel its so low you cant even hear it. I have to constantly adjust the sound. No matter which room or which TV Im on. I dont appreciate that the management chose this crappy cable company and makes us be stuck with it. And I pay like $50/month for CRAP!!!!! I miss Charter or Comcast. The Parc doesnt seem to care that the tenants are unhappy with lack of cable quality either b/c its been the same mediocre company since i was here over 4 yrs ago.
ok, im done for now....i feel better getting that off my chest and being able to give potential newcomers the real deal on the great, luxurious Parc.......haha yeah right!
And for any management thats reading this and mad at me for posting it...i feel like it was the only way I could voice my anger and be listened to by someone, anyone that will read this. Since you guys try to pose as a "luxury" apt living experience is a huge freaking LIE!!!!!!!!!!

ok, I also live at the Parc at Cahaba river. I am not as displeased as some, but I have to agree that the dog ---- everywhere, is ANNOYING. I have to watch my step everywhere I go, otherwise I'll step in a huge pile of it. The breezeway thing- ditto. Its rarely cleaned off, in fact, if mine gets cleaned off, its because I've done it. The gates are not the most helpful things when it comes to keeping people out. Half of the time they do no work, and are open anyway, regardless of if a car is in front of you. The cleanliness I am semi-satisfied with. I am a super clean/organized person and i know I expect alot. It's been alot better than most places I have seen. The office staff are friendly, and as a whole, the apartments themselves are roomier than most, and good to live in. Its more problems with the facilities/grounds that are below standards.

I have lived here for 6 yrs. I do agree with the poop issue, but there are dog stations on the property for the pet owners convience. The breeze way issue is partially due to residence's leaking garbage. The gates are great and yes, some times they are broke what happens is residences run into them with their cars and they are caught on VIDEO and at other times is because of thunder storms. The parking issue can also be contributed to the residence, multiple people living in one unit with multiple friends. Just think half of your frustrations are due to your neighbors. And I am one of them :) |

I lived there for two years and moved for the reasons posted above. I even went so far as to take pictures and show it to the office manager who gave me a smile and that is all I got. I even took a picture of trash bags full in the breeze way and showed it to the office manager who said she would talk to them. TWO WEEKS LATER the trash was finally removed! But if you like walking in dog crap, having trash left out for weeks on end then please feel free to move in there.

During the time frame listed we went through a forced change in our landscaping company and a shortage in our groundskeeper staff. We now have our old landscaping company back and a maintenance staff dedicated to keeping the property beautiful during the day. After hours we depend on our residents to be responsible enough to pick up after their pet and dispose of it in one of the pet stations provided on property. We do enforce fines for those caught not following procedure. Any left over waste is collected by maintenance the next morning.
We have implemented a parking permit system to determine if assigned parking is necessary for next year. However, at this time only 1 of our 16 buildings is having this complaint.
Due to the drought this year, it was against city ordinance to presure wash or use irrigation of any kind. Heavy fines were imposed to those properties not following this guideline. We did send out a notice to our residents regarding this, and instead painted all breezeways as they became dirty.
We remove anyone under 18 from the computer room during business hours. It is up to our residents to monitor their children after hours as it is a 24 hour amenity.
No gate is fool proof, nor do we claim it to be. It is however a huge deterent. There is also minimal to no traffic in the night hours to allow someone to follow another car through. If the gate is ever down we work as quickly as the contractor companies can get parts to make it operational again.
The cable company was an issue at that time; I agree. It is not that management did not care or share the residnet's concern in this matter, but that we are in a ten year contract. However Media Works was bought by DirecTV and The Parc at Cahaba River was the first Birmingham property to receive their upgrade conversion. We now can offer everything DirecTV offers, including HDTV and DVR service. All packages and pricing are the same as DirecTV with no need for a dish. Most of the nicest properties in Birmingham also use this same company, however are not yet upgraded.

I lived in these apartments from late 2003 to 2005. The dog poop was an issue back then, too. I did always see someone cleaning it up, but they can't work around the clock. Blame inconsiderate jerks for most of that. I also had a problem with the slamming doors. It's bad enough in an apartment with a door that doesn't automatically close itself, but when you have doors that slam when you let them go, you're just giving the same inconsiderate jerks an easy way to be disturbing. Most problems that I've had with apartments are due to inconsiderate neighbors that have a party at midnight on a Wednesday, or slam doors so loudly that my whole apartment shakes. I know you have to deal with other people's noise in apartments, but come on. You're living close to other people - have some consideration!
I really liked the apartments themselves. They were very roomy, the floorplans were good and I liked the fact that you could choose a sunroom or a balcony. The only negative is the fact that you could hear EVERYTHING. I could hear people from the apartment below me having a conversation.
I ended up leaving the complex ultimately because it was way too expensive, and I don't see it being a "luxury" complex. The gates are pretty much useless since they stay open long enough for at least 3 cars to drive through. Either that or they weren't operating. It also ticked me off when they replaced the laundry center with that stupid internet cafe thing. Most of the time the computers didn't even operate correctly.
And don't get me started on Mediaworks. That is easily the worst cable company I have EVER had. I had high speed internet and the basic cable. It was overly expensive and very unreliable. If it rained, the signal was lost and the internet was slow and laggy. When I first moved in, there was no internet alternative, but a few months before I moved, I was able to get Bellsouth (at that time) DSL. Such an improvement.
All in all, when I was there, the experience was probably 75% good. I haven't lived there since 2005, so I don't know exactly what's going on now, but judging from other comments that I've seen, not a lot has changed.
