Living alone, I didn't make much of a mess. I also cleaned regularly. When I moved out, they gave me a cleaning list to go by. I made sure everything on the list was completed as they requested. The apartment was cleaner than when I moved in.
The day of the final walk-through, I was met by two maintenance guys and the cleaning lady. The maintenance manager said, "looks pretty good, I guess." What'! The place was spotless. He proceeded to tell me that I would have to pay $50 for a carpet cleaning to remove stains that were on the carpet before I moved in. (Oh, and let's not forget the $5 per nail hole in the wall they charge you for! They have a list of ridiculous charges for normal wear-and-tear issues.)
I know people that lived there, who moved out and left the place unclean, carpet trashed and no final walk-through. Those people were refunded there deposits in full.
I got a few different stories - lies if you will - for the reasoning of the $50 carpet cleaning charge. It went from the stains, to indentions from furniture, to discoloration from the sun where the furniture sat. They couldn't keep there story straight.
Did I get my deposit back in full, NO! I received a check for $50 less than I should have. I will probably never get back that $50 from them, but I do wonder how many other people they've gotten money out of.
$725 rent for a one bedroom apartment and they can't buy new carpet and putty for nail holes. Not sure they need to be in the property management business.
