The adequacy of an apartment complex is subjective. What affects most tenants views of the apartment complex depends on several factors; where you are located on the property, your neighbors, the up keep of the grounds, and the management staff s personality and capability. I am writing this just too simply state my opinion and experience at this apartment complex so far. There are things that I do not like about this apartment complex but they are not so sever that I would feel strongly enough to move somewhere else. I feel that half of what makes an apartment complex good or bad is where in the complex you are located (you may be located in a section of an apartment complex were the community make-up does not suit your personality) and the other half is management. Therefore, living in an apartment complex that one can feel great about is based on 50 percent luck.
Management: I moved to Riverchase Landings in September 2007. The management company was and currently (May 2008) still is Engel Residential. The management team has gone through some changes however that has not distorted my view of the management of this property. The few encounters I have had with the initial and current management staff have been handled with adequacy, professionalism, and most of all friendliness. That being said I have only dealt with three different members of the management staff two of which were apart of the initial management team in September and the other is associated with the current staff. Each of these young ladies were attitude free and helpful. Basically I have not at this time had an encounter with management that left me with negative feelings but neither have I met the entire staff. Another thing that a lot of reviewers have a problem with is the fact that the leasing office will not accept packages (UPS, FedEx, DHL, etc.) for me this isn t an inconvenience since I send all packages to my office. But it may be something that you the reader will have a problem with. I do have a problem with the leasing office hours they aren t very convenient (which is why all of my packages are sent to my office) they open after I have left for work and close before traffic permits me to get home. The staff is very helpful over the phone however I am more comfortable going into the office to put in work orders so I can see them write it down and not rely on them to and that really steams from dealing with other management companies personal.
Safety: I have not heard about break-ins, I have not seen drug deals, I have not seen anyone get arrested on the property, I have not seen Hoover police on the property everyday or any day since moving in patrolling for criminals. I am not saying these things have not taken place or are not happening I am just saying I have not witnessed them so I can not validate those accusations nor can I discredit them. It is quite possible that I have not seen nor heard about the alleged illegal activity because I don t stay on the side of the complex that it is taking place.
Community: The area where I reside is quiet there are mostly elderly people staying in my building. There are only two families with small to teenage children who don t create a problem. That being said I stay in the southeast section of the building with the entrance being north. I haven t encountered a problem with children yelling at me when driving and that may be because I have not seen a lot of children walking on that end of the apartment complex. I have not been to the pool so I can t really give much information on that. I have only been to the clubhouse once but it is not impressive and it is not wroth the money they want to rent it out. The grounds are decent not horrible but not overly impressive but I don t see trash laying everywhere. The buildings in my area are closed in and some of my neighbors leave their trash out side of their doors until they take it to the dumpster which is annoying to me because if you don t want to smell it in your house then why put it in the hallway for everyone else to smell. However, you can report them and they will be fined for doing this as it is against the complex rules as stated in the lease. PLEASE BE ADVICED THAT THIS SECTION ON COMMUNITY IS SOLEY BASED ON MY AREA OF THE APARTMENT COMPLEX I DO NOT RIDE AROUND THE ENTIRE PROPERTY SO I DO NOT KNOW WHAT GOES ON IN THE AREAS I DO NOT RESIDE.
Location: The complex is located near the water and wastewater treatment planet and some nights the area smells of raw sewage. That is something some people may not want to deal with but I have to say I only smell it outside I never smell it in the apartment. Other than that it is located close to a grocery store, wal-mart, shopping centers, the mall, movies, Sams & etc. but you can read all of the apartment advertisements for that stuff I just thought the read should know about the smell.
Maintenance: The one time I had to put in a service request I did receive prompt service the maintenance guy came by within two hours and fixed my air conditioning unit. I will state that this maintenance request was placed with the staff that was here in September and I am not 100 percent certain that the maintenance men are still the same. So for now I think maintenance is pretty great. The one thing I do love about this complex is that pest control has been to my apartment once every three months since moving in. They don t do like some apartment complexes and only spray at the tenants request which always made me feel like I was spraying for no reason since I was sharing walls with other tenants. My apartment is bug free and I think that is due to mandatory pest control.
DirectPath: No matter where you move the apartment complex is going to have a contract with one cable provider and at Riverchase Landings that is DirectPath. DirectPath has the worst customer service that I have every encountered in my life. It was a fight to get services connected, to get billed, to pay the bill it is a total hassle. Perhaps if they hired someone with more than a GED it would be better but its not. If I would have had dealings with them prior to moving in I would not have rented here because of them. And if I have to deal with poor customer service from them one more time I will not be renewing my lease. I refuse to pay my hard earned money and be treated like crap to get things fixed or even to simple pay my bill. However this is my pet peeve I would rather pay more money for a service and get good customer service than to pay less and have people treat me like crap.
