... can't get its act together ...

Onsite management staff changed yet again, late May, 2008. The location is great - the place has a lot of potential, but:
A. The garbage dumpsters fill to overflow every week - about 6 feet out from the dumpster - this makes the residents complacent about getting the garbage in the dumpsters, so they just throw it at them.
B. The pool. The lights in the pool are burnt out. They can't seem to get the bulbs replaced, hence people swimming in the dark pool until all hours - not necessarily residents. Then, there is the person(s') who throws plants and cigarette butt containers in the pool. At night. Next day -- pool closed.
C. The mail. The postal worker can't be bothered to get the mail into the right slots for each address. Doesn't even come close sometimes. I get mail in my box for apartments that are numbered not even near my number. The office staff could talk to the postal worker about this - try to get him on the ball.
D. The courtesy officer gets off work at 11:30 pm - he's supposed to lock the pool, which is supposed to close at 11 pm - makes no sense at all. This courtesy officer has it made. No one expects anything of him. What they need is an onsite security guard.
E. The constant changes in office staff means no one in the office really knows anything about the apartments, so you can't ask them questions about the refrigerators or other appliances.
F. Whoever does the grounds work does a lousy job, trimming the bushes, they leave what they trimmed in place on top of the bushes, and it dies there and piles up.
G. Leaks and mold are a big problem.
The office and maintainance staff seem dedicated and hard working, but understaffed and overworked. I think the owners (Arlington) are the problem. I predict they will have more and more problems getting good people to move in here, and hence the problems they have to deal with will get worse, if they don't get their act together.

I agree with everything stated here. I have lived here a little over a year now and..... we have gone through at least 3 management teams. I dont mean one manager, i mean a whole staff. I.E. the managers, co-managers, maintence, the whole nine yards..
