When I moved into my apartment, Malibu's manager and receptionist were wonderful. Anything I asked for or needed was handled nicely, almost as if they welcomed the chance to help you, even when the answer was no.

But, everything has changed now. Malibu's management is all about squeezing every dime out of every resident. Stepping into the office is like entering a battle zone. Everything is a contest, either they win or you are taking something from them.

Chick Fil-A is an excellant example of a friendly, customer oriented business. Malibu Apartments is an example of the worst.

Squeezing a dime is correct...they just held a "covert operation" to force all pet owners to pay the outrageous $400 pet deposit! (did I mention that is one month's rent for most of the folks here?) No joke, they came into our apartments without notification and then sent us all the exact same letter. It was quite shady b/c the letter noted that we each had two pets in our apartment--most of us only had 1--it was a complete set up to make a quick $400 of the residents here. I bet most people here dont event know that mgmt was in their apts! There is a MOLD INFESTATION that the mgmt is aware of and refuses to do anything about. Also, due to NEGLEGENCE on the part of mgmt, the drains on one side of the complex do not get cleared properly. The parking lot floods and that equals water damage to the interiors of the cars parked there. Brake problems too. Maintenance is slow to respond to major issues like water leaks. (BTW--all of these issues are being raise for one reason: to create a LIABILITY for this complex.) They know there are problems--potentially deadly ones and they REFUSE to do anything. This is a LAWSUIT waiting to happen.) Now that this is in writing to unlimited amounts of potential renters, maybe Malibu will listen! Mgmt is RUDE and completely unprofessional. This place has not been refurbished since at least the 70s--yet they somehow think they can continually--annually--raise rent to be competitive!?! Averbuch Enterprises does not want to speak with tenants, the managment wont help us out any...THIS IS WHERE WE LIVE....THIS IS OUR HOME...WHO DO WE GO TO FOR HELP???!!! I am tired of asking for help in MY HOME and being turned away. DO NOT LIVE IN THIS COMPLEX---GO ANYWHERE ELSE!

Then why don't you move. I have never had any problems here at Malibu. The management, office staff and maintenance personnel has always been kind and things that need to be done are done promptly. I highly would recommend this place (and I have) to anyone.
