I've been living at Mars/Hunt Club for almost seven years, and I've been watching as it slowly deteriorates. When I moved in I was able to sleep with my windows open at night, but now there is too much noise coming from the parking lot. Car stereos, people screaming, and the occasional loud bang (gunshot' firecracker' I dunno). I don't fret much about my own safety, although I no longer will take walks around the complex in the middle of the night when I can't sleep.
That being said, things seem to have improved slightly in the past nine months or so, since the latest management change. I think they are being more strict about evicting the bad apples. Most of the residents are quiet and keep to themselves. Still, the proportion of residents who are trouble-makers is high enough to be unpleasant.
I like the open layout of my 1-bedroom apartment, which seems roomier than it really is. There are nice big windows for lots of sunlight, but in winter they can be very drafty. Maintenance is quick to respond for emergencies, but they often have to be told 2-3 times to fix little things.
The main reason I don't move is that everything else in this area and price range seems to be just as bad. If you can afford an extra $100 per month for a nicer place, it will be money well spent.
